Lodha HSR Apartments is listed on Haralur Road, pincode 560035, and borrows its name from its neighbour, HSR Layout. That neighbourhood is long settled and residential, so the shops, schools and hospitals you would use every week are already running rather than promised. Three routes are reachable from the HSR side: Electronic City, Sarjapur Road and the Outer Ring Road.

The developer has not published distances to any office park, metro station, school or hospital, and the address given is a map plus code, VMQF+96P, rather than a street. Before you book, put that code into your maps app and drive from the site to your workplace at the hour you would really travel. Do the return trip in the evening as well, because traffic on this side of the city changes a great deal through the day.

Six towers and 480 homes will put several hundred cars on the approach road once families move in. Ask which road the main gate opens onto, how wide it is, and whether a second exit is planned. Ask too how many parking bays come with each home and where visitors will park.

Lodha HSR Apartments has four layouts, and the published sizes are built-up area; carpet areas have not been released. Smallest is a 3 BHK: about 1,076 sq ft, priced at Rs. 2.4 Crore, or about Rs. 22,300 per sq ft. A 3.5 BHK adds a half room in roughly 1,352 sq ft, at Rs. 3 Crore. Its Luxe version stretches to roughly 1,598 sq ft, at Rs. 3.5 Crore.

At the top, a 4 BHK covers roughly 2,225 sq ft, priced at Rs. 4.85 Crore, close to Rs. 21,800 per sq ft. The rate barely changes from the smallest home to the largest, so you are paying for space almost in a straight line. Floor level and facing will move the price within each layout, so ask for a unit-wise quote.

As an under-construction purchase, the price attracts GST, and stamp duty and registration are payable when the sale is registered. Ask for a cost sheet that lists:

• Base price and the area it is charged on
• Floor-rise and facing charges for your unit
• Car parking and the number of bays included
• Clubhouse fee and maintenance deposit
• GST as a line of its own
• Stamp duty and registration charges
• Payment schedule tied to construction stages

Lodha HSR Apartments has no RERA registration number published by Lodha Group. Ask for it before you pay anything, and look it up on the Karnataka RERA website, rera.karnataka.gov.in. The entry shows the promoter's declared completion date, which you can set against the December 2028 onwards handover date given for sale.

While the towers are going up, ask for:

• The RERA registration certificate
• Sanctioned building plan for your tower
• Title deeds and an encumbrance certificate for the 9-acre land
• A draft agreement for sale with the handover date and the penalty for delay
• The payment plan tied to construction milestones
• Names of banks that have approved the project, if you need a loan

At handover, the occupancy certificate for your tower comes first. Register the sale deed only after that, and have the khata and the property tax account moved into your name.

Lodha HSR Apartments spreads six towers of 19 floors over 9 acres on paper, with a clubhouse and outdoor spaces shared by all 480 homes. The developer has not published the share of land kept open, so ask for the sanctioned site plan and see where the towers, clubhouse and gardens fall. Treat every image as a render, as planned by the developer, until the space is built.

A weekday could begin with a run on the jogging track or a class in the aerobics and yoga area, then the gymnasium or a swim in the pool. The health centre gives you one more way to keep fit without leaving home. After school, children have a play area and the sports courts, while the landscaped gardens give parents somewhere to walk.

Weekends open up the rest of the clubhouse. The mini theatre suits a family film night, the indoor games area covers a wet afternoon, and the multipurpose party hall can take a birthday or a small gathering. With possession from December 2028, ask which of these will be ready when the first towers are handed over and which will follow later.
