TVS Emerald Peninsula Magnific stands on Kaveri Street, VND Avenue, in Manapakkam, pincode 600125, within the part of the locality branded as TVS Emerald Peninsula. Manapakkam is a residential pocket of west Chennai with homes, shops and schools already around it. The developer has not published distances to offices, stations, schools or hospitals, so none are given here.

That leaves the commute for you to test. Before you agree a price with a seller, drive from the site to your workplace on a weekday morning and come back in the evening rush. If children are part of the plan, time the school run as well, since it is often the trip that shapes the day most.

Walk the streets around VND Avenue too. Note how wide the approach road is, where you would catch an auto or a bus, and whether the lane floods during heavy rain. A small building of 56 homes will add little traffic of its own, so the character of the street you see today is likely to stay much the same after handover.

TVS Emerald Peninsula Magnific offered two plans, both with two bathrooms and both now sold. The 2 BHK has a built-up area of roughly 1,173 sq ft, and the 3 BHK roughly 1,502 sq ft. Buying a booking from an owner adds a layer of paperwork. Ask to see:

• The RERA certificate and the approved building plan
• Title documents and an encumbrance certificate for the land
• The seller's allotment letter and registered agreement for sale
• Every payment receipt and the latest demand letter
• A no-objection letter from the developer for the transfer
• A letter from the seller's bank if the booking was loan-funded

Have a lawyer draft the transfer so that the developer, the seller and you all sign it. Once the towers are done, collect the completion certificate and register the sale deed in your own name. Then move the property tax account and the electricity connection over to you.

That is a low count of families for the shared spaces, so the pool and courts should rarely feel crowded. The developer has not published the open-space share, so ask for the approved site plan. Images you see are renders as planned by the developer until the towers are finished.

A morning might start on the jogging and skating track or in the gymnasium, then a quiet session in the spa, sauna and yoga area. Children have a play area and the sports courts, and a games room covers rainy afternoons. The landscaped gardens are laid out as organic gardens, which suits anyone who likes to grow a few herbs.

Evenings bring the best of the plan. You can eat in the rooftop dining lounge, watch a film in the home theatre, or join a gathering at the amphitheatre. The clubhouse and swimming pool round out the list. As you are buying mid-construction, ask which of these will be ready at handover and which will follow later.
