Mahaveer Crystal Garden has its gate on Attapur Main Road, close to pillar number 85, in the Konijeti Enclave pocket of Moghal Nagar. The postal address reads Mehdipatnam, pincode 500028. Attapur is an established residential district on the west side of Hyderabad that grew up along the elevated expressway, so this is a lived-in neighbourhood rather than a new corridor.

For daily life that means schools, clinics and shops are already around you in Attapur rather than promised for later. Mehdipatnam and Rajendranagar are next-door areas you can reach by road, and so are the business districts further west. The developer has not published distances or travel times to any office, station or school, so we do not quote any here.

Before you book, drive from the gate to your workplace at your normal office hour and time the trip back in the evening. With 785 homes on one plot, also watch how cars enter and leave the main road at school time. Ask how many parking bays each home gets and where visitors park, because a tower community of this size fills its driveways quickly.

Mahaveer Crystal Garden has six plans, quoted as built-up area. The three-bedroom homes come in about 1,600, 1,825, 1,850, 2,350 and 2,360 sq ft, listed from Rs. 1.44 Crore, Rs. 1.64 Crore, Rs. 1.66 Crore, Rs. 2.08 Crore and Rs. 2.09 Crore. The single four-bedroom plan measures about 4,706 sq ft and starts at Rs. 4.10 Crore. Carpet areas have not been published, so ask for them.

The rate is about Rs. 9,000 per sq ft on the smallest home and about Rs. 8,850 per sq ft on the larger three-bedroom plans. The four-bedroom home works out to about Rs. 8,700 per sq ft. These are starting figures, so floor and facing may push the quote for your unit higher.

Because the project is complete, GST does not apply once the occupancy certificate is in place. Stamp duty and registration are payable on every purchase. Ask for a cost sheet that shows:

• Base price and the area it is charged on
• Floor-rise and facing charges for your unit
• Car parking and the number of bays included
• Clubhouse fee and the maintenance deposit
• Stamp duty and registration on the full value

Mahaveer Crystal Garden has no RERA registration number published yet. Ask Mahaveer Group for it and search the TS-RERA portal of Telangana before you pay a booking amount. The portal entry lists the promoter, the approved number of units and the declared completion date, which you can compare with what you are told at the site.

The project is complete, so you are buying a finished home and the key document is the occupancy certificate. Ask to see:

• The occupancy certificate covering your tower
• The approved building plan showing your flat
• Title documents and an encumbrance certificate for the 5-acre land
• The latest property tax receipt for the unit, if already assessed
• A draft sale deed and the list of charges payable at registration

At handover, register the sale deed in your name and get the property tax record moved to you. Keep the association membership papers and the maintenance agreement with the rest of your file.

Mahaveer Crystal Garden places three towers of 35 floors at most on 5 acres, with one very large clubhouse of 60,000 sq ft at the centre of shared life. The developer has not published an open-space percentage, so ask for the approved site plan and see how much ground is left for gardens and courts. Because the project is complete, you can check this on foot rather than from a drawing.

A typical morning could begin on the jogging track or in the gymnasium, followed by a swim. On weekends the multiple sports courts and the indoor games room keep older children busy, while younger ones use the play area. Working parents will find a creche on site, and the supermarket and cafe save a trip out for small errands.

Evenings can end in the designer gardens or at a show in the open-air theatre. The spa, sauna and salon cover the slower days, and the party area handles birthdays and family functions. With 785 households sharing these spaces, ask which facilities are open today, what the monthly maintenance charge is, and how bookings for the party area are handled.
