Mahindra Lakewoods stands at plot P17, on 1st Cross off 2nd Avenue, inside Mahindra World City near Chengalpattu, pincode 603004. The township lies along GST Road, the highway that heads south-west from Chennai. The developer has not published distances to offices, stations, schools or hospitals, so none are given here.

For anyone employed within the township, the daily trip to work can be short and off the highway. Schools and colleges form part of the wider campus, and retail spaces handle routine shopping. That is the main reason to buy here: daily life can happen within a few kilometres of your front door.

If your job is in the city, GST Road becomes your route every day, and it is a long one. Drive it at your usual hour in both directions before you book. Ask about buses, shuttles and shared autos into the township as well. Since handover is years away, find out what roads and services the township plans to add before 2029, and treat nothing unbuilt as certain.

Mahindra Lakewoods offers two layouts, both quoted as built-up area. The two-bedroom flat is roughly 1,079 sq ft, priced upward of Rs. 60 Lakhs, which is close to Rs. 5,600 per sq ft. The three-bedroom flat is roughly 1,478 sq ft for Rs. 88 Lakhs and above, about Rs. 6,000 per sq ft. Carpet areas have not been published, so ask for them.

These are starting figures. In a 14-floor tower, a high floor facing the lake-view gardens will cost more than a low floor facing a road. Get a quote for the exact tower, floor and facing you want before comparing value.

As the homes are under construction, GST is charged on top of the price. Stamp duty and registration apply when the sale deed is registered. Ask for a cost sheet that shows:

• Base rate and the area it is charged on
• Floor-rise and facing premiums
• Car parking and bays included
• Clubhouse and township charges
• Maintenance deposit and corpus fund
• GST on its own line
• Stamp duty and registration

Mahindra Lakewoods has no RERA registration number published yet. Ask Mahindra Lifespace for it and search it on the Tamil Nadu RERA portal (TNRERA) before paying a booking amount. The entry shows the completion date the developer has declared, which should match April 2029.

Before you book, ask to see:

• The RERA certificate for your tower or phase
• Planning permission and the sanctioned building plan
• Title documents and an encumbrance certificate for the 9.33 acres
• How the land is held within the township
• A draft agreement for sale with the carpet area and handover date
• The payment schedule linked to construction stages

With a handover years away, pay only against the stages in the agreement and keep every receipt. Check the RERA portal's progress updates for your tower from time to time. When the tower is complete, collect the completion certificate and register the sale deed. Then move the property tax account and the TNEB connection into your name.

Mahindra Lakewoods spreads nine towers of 14 floors over 9.33 acres, with 747 homes in all. With the towers spaced across the site, there is room for gardens and paths between them. The open-space share has not been published, so ask for the approved site plan. Every image you see for now is a render as planned by the developer.

A morning could start on the jogging trail or at the gymnasium, followed by a swim in the pool. The activity area and outdoor courts keep older children busy after school, while little ones use the play area. Gardens with a view of the lake give you a quiet place to walk as the sun goes down.

On weekends, the clubhouse and indoor games area fill up, and the party area takes birthday gatherings. Beyond the gates, the township's schools, colleges and retail spaces keep most errands short. Inside each flat the developer lists biometric home security and automation. Ask which facilities will be open at handover and which come later, and what monthly maintenance will cover.
