Mahindra Vicino

Mahindra Vicino stands at CTS Nos 243B and 247, Village Gundavali, Suren Road, Andheri East, Mumbai 400093. The gate is a short way off the Western Express Highway, the main road running north and south through the western suburbs. Few Mumbai suburbs are as crowded with homes and offices as Andheri East, so jobs, clinics, schools and malls are rarely far away.

For travel, you have two routes. The highway carries you to the airport and to other suburbs by car, and the metro gives you a train option when the roads are jammed. The developer has not published distances, so time each trip yourself at the hour you would normally make it.

A busy location brings noise and traffic with it. Walk Suren Road in the morning and evening rush and check how easily cars get in and out of the gate. Ask which flats face the highway side and which face inward, since that changes what you hear at night. Ask how many parking bays come with each plan, and where visitors and delivery vehicles stop.

Mahindra Vicino publishes six plans, with areas listed as built-up; ask for the MahaRERA carpet areas as well. The 1 BHK Luxe measures about 493 sq ft and costs Rs. 1.62 Crore upward, near Rs. 32,900 per sq ft. The 1 BHK Beyond, about 529 sq ft, is priced at Rs. 1.72 Crore or more.

For two bedrooms there are four choices. The plain 2 BHK is about 667 sq ft at Rs. 2.19 Crore upward, the Comfort about 746 sq ft at Rs. 2.48 Crore, and the Prive about 790 sq ft at Rs. 2.56 Crore. The largest, the 2 BHK Beyond, is about 943 sq ft at Rs. 3.07 Crore, close to Rs. 32,600 per sq ft. These are entry prices; higher floors and better views cost more.

A finished flat with its occupancy certificate carries no GST, but stamp duty and registration are payable. Ask for a cost sheet that shows:

• Base price and the carpet area it covers
• Floor-rise and view premiums
• Parking and the number of bays
• Clubhouse fee and maintenance deposit
• Monthly maintenance charge
• Stamp duty and registration

Mahindra Vicino has no RERA number published yet. Ask Mahindra Lifespace for the registration that covers your tower and check it on the MahaRERA website. The entry lists the sanctioned plans, carpet areas and the completion details filed for each tower, which you can match against the March 2024 possession date.

For a home that is already built, ask for these before paying:

• Occupancy certificate for your tower
• Sanctioned plan showing your flat and its carpet area
• Title papers and a search report for the CTS numbers
• Latest property tax receipt and electricity bill
• Society share certificate and a no-dues letter
• A draft sale deed

If you are buying from an earlier owner, confirm the flat is in the seller's name and any home loan on it has been repaid, with the bank's closure letter in hand. After you register the sale deed, get the society to record your membership and move the property tax account and the power meter into your name.

Mahindra Vicino is compact: 1.6 acres holding four towers of 14 floors and 161 homes. The developer has not published how much land is left open, so ask for the approved layout and see how the towers, the park and the courts share the ground. Because the project is finished, you can judge the grounds in person instead of relying on renders.

A day here might start with a swim in the rooftop pool, looking out over the suburb, or a workout in the gymnasium. The jogging trail and landscaped gardens make room for a walk, and the outdoor courts take an evening game. Children have their own park and play area close to home.

After work, the spa and sauna help you unwind, and the indoor games area gives teenagers somewhere to go. The party area can host a birthday, and retail spaces inside the site cover small daily errands. Solar lighting in the common areas trims the shared power bill. Ask the association what the monthly maintenance is and how the rooftop pool is kept up and scheduled.
