Mahindra World City Aqualily

Mahindra World City Aqualily stands at plot P33 inside Mahindra World City, along GST Road, pincode 603004. GST Road is the highway that runs south-west out of Chennai towards Chengalpattu. The developer has not published distances to offices, stations, schools or hospitals, so none are given here.

The main draw is that the township packs work, study and shopping within its own boundary. Schools and colleges are part of the wider campus, and retail spaces handle daily needs. If you or your spouse work inside Mahindra World City, the trip to the office can stay off the highway altogether.

If your work is in the city, GST Road will be your daily route, and it is a long one at rush hour. Since the homes are built, you can test the real commute from your actual front door. Drive it on a weekday morning and evening before you book. Check how buses, shuttles and autos reach the township, and how far the nearest hospital is from your block.

Mahindra World City Aqualily was built in five home types, all quoted as built-up area. The developer still sells two four-bedroom penthouses. One is roughly 2,286 sq ft, priced upward of Rs. 95 Lakhs, and the other roughly 2,317 sq ft for Rs. 98 Lakhs and above. Both come to about Rs. 4,200 per sq ft. With a gap of only 31 sq ft, the Rs. 3 Lakhs difference probably reflects block or view, so ask.

The sold-out types were three-bedroom flats of roughly 1,595 and 1,947 sq ft and a villa of roughly 2,200 sq ft. For these, you would negotiate with an owner. A villa sale also carries land, which raises stamp duty and registration compared with a flat of the same price.

A completed home with its certificates carries no GST. Stamp duty and registration apply to every purchase. Ask for a cost sheet that lists:

• Base price and the area it is charged on
• Terrace area and whether it is charged
• Car parking and bays included
• Clubhouse and township charges
• Maintenance deposit and monthly rate
• Stamp duty and registration

Mahindra World City Aqualily has no RERA registration number published yet. Ask Mahindra Lifespace for it and look it up on the Tamil Nadu RERA portal (TNRERA). The entry names the promoter and the approved plan, and confirms how many homes were registered.

For a penthouse bought from the developer, ask to see:

• The completion or occupancy certificate for the block
• The approved building plan showing your penthouse and its terrace
• Title documents and an encumbrance certificate for the land
• How the land is held within the township
• A draft sale deed stating the built-up area and undivided land share
• Your bank's approval of the project if you are taking a loan

If you buy a sold-out flat or the villa from an owner, add their registered sale deed, a no-dues letter from the association and a loan closure letter if the home was mortgaged. For the villa, check the land area conveyed in the deed. After registration, move the property tax account and the TNEB connection into your name.

Mahindra World City Aqualily spreads 27 blocks of eight floors across 55 acres, holding 740 homes, with a villa type among them. That is a generous amount of land for the number of homes, so expect wide gaps between blocks. The open-space share has not been published, so ask for the approved site plan. Brochure images are renders as planned by the developer, but here you can compare them with the real site.

A day could start on the jogging trail beside gardens with a lake view, followed by the gymnasium. Children have a play area, and older ones use the outdoor courts and the activity area after school. When it rains, the indoor games area takes over.

Weekends bring the swimming pool and the clubhouse to life, and the party area hosts birthdays and get-togethers. Schools, colleges and retail spaces within the township keep daily trips short. Each home has biometric security and automation, and every block has lifts with an emergency phone linked to security. Since the project is lived in, ask residents how well the shared spaces are kept and what maintenance costs.
