The developer has not published distances to offices, schools, hospitals or stations, so we do not quote any. Because the project is labelled ready to move, you can test real life here rather than imagine it. Drive to your workplace from the gate at your normal time and come back at rush hour. Time the school run and the trip to the nearest hospital.

A community of 691 homes sends a lot of traffic out of one site, so watch the gate at 9 in the morning and see how quickly cars join the main road. Check the footpaths and bus stops if anyone in the family depends on public transport. Also listen at night from the flat you are offered, since a unit facing a busy road can be noisier than one facing inward.

Mana Capitol was built in six plans, all given as built-up area. The only 1 BHK measures 699 sq ft. Two-bedroom homes measure 1,061, 1,097 or 1,135 sq ft. Three-bedroom buyers pick from 1,447 or 1,558 sq ft. Carpet areas are not published, so take the figure from the seller's sale deed.

None of the six is still sold by the developer, so no current list price exists. Price is set between you and the seller; compare it with recent sales of the same plan in these towers. A completed flat with an occupancy certificate carries no GST, while you still owe stamp duty and registration on the sale value. Before you agree, ask for:

Paperwork and approvals for Mana Capitol

If the seller has not yet taken a sale deed from Mana Projects, the transfer works differently, so involve a lawyer. Where a loan is running, the bank must release the originals. Finish on a registered sale deed in your name, then transfer the khata.

Living at Mana Capitol

Mana Capitol spreads four 18-floor towers across 7 acres, with 691 homes sharing the grounds. The developer has not published how much of the land stays open, or where each tower stands on the plan. Any pictures you have seen were as planned by the developer, so judge the finished site in person.

No amenity list has been published either, which is unusual for a community this size. Your visit should answer the questions a list would: whether there is a clubhouse, a pool, a gym and a children's play space, and whether they are open yet. Ask residents how crowded they get in the evening.

The specification does describe the building services. Each tower has Kone or equivalent lifts carrying 10 and 13 passengers, guards work around the clock with intercom, and CCTV covers key points. Common areas run on generator backup, and each flat has lighting backup. With 691 families, lift waits at peak hours and the state of the common corridors tell you a great deal about how the association is run.
