Mana Cresta Apartments is at Doddakannelli, pincode 560035, a residential pocket close to Sarjapur Road in south-east Bangalore. The Outer Ring Road is not far off, and for many buyers that is the reason to live here. The tech parks along that corridor employ a large share of the people who settle in this area.

By road you can reach the Outer Ring Road offices, Bellandur and Kaikondrahalli. Schools, hospitals and shopping are found along Sarjapur Road rather than inside the project, and retail spaces are planned on site for small daily needs.

The developer has not published distances or travel times, so we do not quote any. Sarjapur Road and the Outer Ring Road are both known for slow traffic at peak hours, and a short distance can still mean a long drive. Make the trip from the site to your office on a weekday morning and back in the evening. Check the lane from the site to the main road too, since construction traffic will use it until 2028.

Mana Cresta Apartments has four plans, all given as built-up area with a price band rather than a single figure:

At the bottom of each band the rate is close to Rs. 10,500 per sq ft. Carpet areas are not published, so ask for them. As the homes are under construction, GST is added to the price, and stamp duty and registration are due at the sale deed. Your cost sheet should list:

• Floor-rise and facing premiums behind the price band
• Car parking and number of bays
• Clubhouse fee and maintenance deposit
• GST as its own line

Mana Cresta Apartments has no RERA registration number published by the developer. Ask Mana Projects for it and check it on the Karnataka RERA website (rera.karnataka.gov.in) before you pay anything. The entry confirms the promoter, the land and the completion date, which you can compare with the December 2028 handover.

For a home still being built, the documents protect what you have been promised. Ask for:

• The RERA registration certificate
• The sanctioned building plan marked with your tower and flat
• Title deeds and an encumbrance certificate for the 2.45 acres
• A draft agreement for sale with the handover date and delay compensation
• The payment schedule linked to construction milestones

When the towers are complete, ask to see the occupancy certificate before taking possession. Register your sale deed and then move the khata into your name, keeping copies of every receipt.

Mana Cresta Apartments holds 180 homes in four 8-floor towers on 2.45 acres, with the clubhouse and outdoor spaces placed among them. The developer has not stated how much of the site stays open, so ask for the sanctioned layout. Pictures shown to you are as planned by the developer, since the towers are still going up.

Once the community is running, a morning might start with the jogging track or a swim, followed by the gymnasium. Children head for the kids' play area after school, and the outdoor sports court takes an evening game. For quieter moments, the social pods give you a corner to chat with neighbours, and the landscaped gardens suit a slow walk.

The multipurpose party hall handles birthdays and festival gatherings, while the open theatre suits a community film night. The indoor games zone covers wet weekends, and small retail spaces on site save a drive for daily items. Ask which of these will be ready at the first handover and which will follow later.
