Mana Verdant Terraces

Mana Verdant Terraces Overview

Mana Verdant Terraces is an under-construction apartment project by Mana Projects on Sai Balaji Road in Doddakannelli, off Sarjapur Main Road, east Bangalore, pincode 560035. It offers 3 BHK homes and a 3 BHK ground-floor home with an extra-large balcony, from Rs. 2.52 Crore, with handover given as 2030 onwards. It suits buyers who want a large three-bedroom home near the tech offices of this belt.

Construction is ongoing, and the developer gives possession as 2030 onwards. You would therefore be paying in instalments for around four years before you get the keys. The plan holds 600 homes in buildings of up to 19 floors. The number of towers and the land area have not been published in usable form, so ask for both.

Every home here has three bedrooms, in four sizes, all quoted as built-up area. The tower homes measure 1,910, 2,090 and 2,112 sq ft, opening at Rs. 2.52 Crore, Rs. 2.76 Crore and Rs. 2.78 Crore. A ground-floor home with an extra-large balcony runs to 2,800 sq ft, starting at Rs. 3.61 Crore. The smallest plan comes to about Rs. 13,200 per sq ft at the starting price. Shared spaces include clubhouses totalling 36,000 sq ft, an infinity-edge pool, a terrace deck and co-working areas.

This project fits a household spending Rs. 2.5 Crore or more that wants a roomy three-bedroom home and can wait until 2030. The co-working space and working pods will appeal if you work from home some days. It is the wrong choice if you want two or four bedrooms, need to move within a year or two, or have a budget under Rs. 2.5 Crore. A RERA number is not yet published, so get it before you book.

About Bangalore

Where in Bangalore should you buy, and what kind of home? The answer depends less on the city as a whole than on the corridor where you work. Bangalore is a high plateau city, about 900 metres up, with the gentlest weather of any big Indian metro, and its population has roughly doubled since 2000. Most of that growth followed the software parks outward, so housing spread along a few long…

Getting around from Mana Verdant Terraces

Mana Verdant Terraces stands on Sai Balaji Road, Doddakannelli, off Sarjapur Main Road, pincode 560035. Doddakannelli is part of the Sarjapur Road stretch in east Bengaluru, where apartment towers have come up steadily next to office campuses and older village streets.

The developer has not published distances or travel times to offices, schools, hospitals or stations, so we do not quote any. What you can do is test the location yourself before you book. Drive to your workplace at the time you usually leave, and make the return trip during the evening rush. If you have school-age children, time the morning drop as well.

On a site visit, look at how wide Sai Balaji Road is at the gate and how it links to Sarjapur Main Road. Six hundred households will add a lot of cars to a side road, so ask how many entry and exit points are planned. Note where the nearest grocery, pharmacy and clinic are. Finally, ask how water will be supplied, because on this corridor it often shapes both comfort and the maintenance bill.

Homes and prices at Mana Verdant Terraces

Mana Verdant Terraces has three bedrooms in every home. Sizes are quoted as built-up area:

  • 1,910 sq ft: Rs. 2.52 Crore onwards
  • 2,090 sq ft: Rs. 2.76 Crore onwards
  • 2,112 sq ft: Rs. 2.78 Crore onwards
  • 2,800 sq ft on the ground floor with an extra-large balcony: Rs. 3.61 Crore onwards

The smallest home works out to about Rs. 13,200 per sq ft at its entry price; the ground-floor home to about Rs. 12,900. Carpet areas are not published, so ask for them, especially for the ground-floor plan, where the balcony may make up a large share.

Since these homes are still being built, GST applies. Stamp duty and registration are extra. Ask for a cost sheet listing:

  • Base rate and the area it is charged on
  • Floor-rise and facing premiums
  • Car parking charges
  • Clubhouse fee and maintenance deposit
  • GST as a separate line
  • Stamp duty and registration
  • Payment stages tied to construction

Paperwork and approvals for Mana Verdant Terraces

Mana Verdant Terraces has no RERA registration number published by Mana Projects. Ask for it in writing and search for it on the Karnataka RERA website, rera.karnataka.gov.in. Use the entry to confirm the number of towers, the land area and the completion date the developer has declared.

At this stage, collect the following before booking:

  • RERA registration certificate
  • Title deeds and an encumbrance certificate for the land
  • Sanctioned building plan and commencement certificate
  • The floor plan of your exact unit with carpet area
  • A draft agreement for sale with the 2030 handover date and a delay penalty
  • A construction-linked payment schedule

Keep every receipt, and before each instalment check that the stage it is tied to has been reached on site. When handover comes, ask for the occupancy certificate for your building. Then register the sale deed and get the khata transferred to your name.

Living at Mana Verdant Terraces

Mana Verdant Terraces places 600 homes in buildings of up to 19 floors, but the tower count has not been published. Ask for the sanctioned site plan to see how many buildings there are, where the clubhouses and terrace deck are placed relative to your unit, and how much ground is left open. All images are renders as planned by the developer.

A working day could run from the gym in the morning to a desk in the co-working space, or a quieter working pod for calls. At lunch, the infinity-edge pool is a short walk from your desk rather than a drive. In the evening, the aerobics and yoga zone and the sports courts take over.

Children have a dedicated play area, and the indoor games area helps on wet days. The landscaped terrace deck is the place for a slow evening outdoors, and the spa and salon are on site for weekends. The multipurpose hall can host birthdays and residents' meetings. Clubhouses totalling 36,000 sq ft will serve 600 homes, so ask what the monthly maintenance will be and which facilities open with the first handover.

Frequently Asked Questions

Are there any two-bedroom or four-bedroom homes?
No. Every home in this project has three bedrooms. The choice is between three tower sizes, 1,910, 2,090 and 2,112 sq ft, and a ground-floor home of 2,800 sq ft with an extra-large balcony.
Is the ground-floor home with the big balcony good value?
At Rs. 3.61 Crore for 2,800 sq ft, it works out to about Rs. 12,900 per sq ft, slightly below the smallest tower home's rate. You trade height and views for private outdoor space, so visit the plot and check light, privacy and drainage.
When will Mana Verdant Terraces be handed over?
Construction is ongoing, and the developer gives possession as 2030 onwards. Ask for the committed completion date in the agreement for sale and the RERA entry, and check the delay penalty clause before you sign.
What is the RERA registration of this project?
Mana Projects has not published a RERA number. Ask for it and look it up on the Karnataka RERA website before paying anything. The entry will show the approved plan, the number of towers and the declared completion date.
What charges come on top of the base price?
GST applies because the homes are under construction. Stamp duty and registration are payable as well. Ask the developer to show car parking, clubhouse fees, the maintenance deposit and any floor or facing premium as separate lines in the cost sheet.
Is this a good pick for people who work from home?
The amenity list includes a co-working space and separate working pods, along with clubhouses totalling 36,000 sq ft. If remote work matters to you, ask how many desks the co-working area will hold for 600 households.
