Manbhum Hometree

Manbhum Hometree has the postal address 7-73, Sriram Nagar, Jeedimetla, pincode 500067. The project is marketed as part of the Kompally belt, and both names refer to the same north Hyderabad stretch. Use the Jeedimetla address when you plan the drive, and ask for a map pin so you reach the right gate.

North Hyderabad living is different from the west side of the city. Homes cost less here, but if your office is in the Hitec City or Gachibowli belt, your commute will be long. The developer has not published distances to offices, stations, schools or hospitals, so we do not quote any. Drive from the gate to your workplace at your usual hour, then repeat the trip in the evening.

On the same visit, look at the approach road and the traffic outside the gate at school time. Check how far the nearest bus stop, grocery store and clinic are on foot, because a completed project lets you judge the neighbourhood as it is today. With 196 homes on the site, also ask how many parking bays each flat gets and where guests are expected to park.

Manbhum Hometree offers eleven plans, quoted as built-up area. The two-bedroom homes measure about 1,198, 1,210, 1,251, 1,262 and 1,325 sq ft, listed from Rs. 69.7 Lakhs up to Rs. 76.5 Lakhs. The two-and-a-half-bedroom homes are about 1,406 and 1,482 sq ft, from Rs. 80.8 Lakhs and Rs. 84.8 Lakhs. The three-bedroom homes run about 1,631, 1,661, 1,750 and 1,771 sq ft, from Rs. 94.8 Lakhs to Rs. 1.02 Crore.

The smallest home works out to about Rs. 5,800 per sq ft and the largest to about Rs. 5,750, so you pay roughly the same for each extra sq ft. Carpet areas have not been published; ask for them.

The project is complete, so GST does not apply once the occupancy certificate is issued. Stamp duty and registration apply to every purchase. Ask for a cost sheet that lists:

• Base price and the area it is charged on
• Floor-rise or facing charges, if any
• Car parking and the number of bays
• Clubhouse fee and maintenance deposit
• Stamp duty and registration on the full value

Manbhum Hometree has no RERA registration number published yet. Ask Manbhum Construction for it and search the TS-RERA portal of Telangana. The entry, if there is one, shows the approved unit count and completion date, which you can match against the 196 homes and the July 2024 handover you are told about.

You are buying a finished flat, so the occupancy certificate is the first paper to see. Request copies of:

• The occupancy certificate for the building
• The approved building plan showing your flat
• Title documents and an encumbrance certificate for the 1.75-acre land
• The most recent property tax receipt for the unit
• A draft sale deed with the flat number and area

If the flat is being sold by an earlier buyer, confirm the seller is the person named on the original deed and that any home loan has been closed. At handover, register the sale deed, move the property tax record to your name and join the owners' association.

Manbhum Hometree has 196 homes in a building of 8 floors on 1.75 acres. The developer has not published the number of blocks or the share of land left open, so ask for the approved site plan. Since construction is finished, check on foot where the pool, gardens and clubhouse lie relative to the flats on your shortlist.

A weekday could begin on the jogging track or in the gymnasium, with a yoga session in the dedicated yoga space for those who prefer something slower. Children can use the play area after school, and the indoor games room covers rainy afternoons. The swimming pool is there for weekends and summer evenings.

For family occasions, the party hall means you need not book an outside venue, and the clubhouse gives neighbours a place to meet. The landscaped gardens are the quiet corner of the site. With 196 households sharing these facilities, ask about the monthly maintenance charge, how pool and hall bookings are handled, and whether the owners' association has taken over from the developer.
