Why would anyone buy a plot in Mandya? For most buyers the answer is simple arithmetic. A site here costs a fraction of a similar one inside Bangalore, and the old highway to Mysore brings it within reach. Many of the people buying are from Bangalore, planning a weekend home, a retirement house or a long-term hold, rather than local families.
Mandya is a farming district, best known for sugarcane, fed by the Cauvery river. Srirangapatna, the island fort that Tipu Sultan ruled from, lies at its northern end. The towns are small, and daily life follows the fields rather than offices. That is exactly why land is still affordable, and why nearly all residential demand runs along the highway.
Where plotted layouts are
New layouts in Mandya follow the highway corridor. They line Old MC Road and the stretches around Maddur and Srirangapatna. Buyers here are choosing land close to that road, because it is the link back to Bangalore and on to Mysore. The farther a site is from the highway, the lower the price, but the harder the trip.
What we list in Mandya
All the homes we list here are plots, and both projects come from large developers. Sattva Kaveri Siri Plots, by Sattva Group, is at Guthalu on about 22 acres. It is under development, with handover from December 2026. Site sizes run from 20x30 to 40x60 feet, and prices range from about Rs. 30.8 Lakhs to Rs. 1.17 Crore.
Sobha Boulevard Plots, by Sobha Limited, is a new launch at Belagola on 9 acres, with 126 sites. It offers 30x40, 30x50 and 40x60 plots, plus a few odd-shaped sites, from about Rs. 78 Lakhs to Rs. 2.05 Crore. Handover is given from December 2028. A branded layout usually costs more, but it tends to come with better roads, drainage and paperwork.
The two projects suit different buyers. Sattva Kaveri Siri is earlier in its timeline and offers smaller, cheaper sites, which can work as a first land purchase. Sobha Boulevard asks more and hands over later, so it suits a buyer with a longer horizon.
How to shortlist and what to check
Start with what you plan to do with the land. If you want to build soon, look for a layout where roads, water and power will be ready at handover. If you are buying to hold, check the timeline and ask what the association charges will be while you wait. Visit on a weekday to see the drive from Bangalore as it really is.
Compare plots by price per square foot, and check the shape and direction of each site. Corner and east-facing plots often cost more. Odd-shaped sites can be cheaper, but they may limit what you can build.
Paperwork matters more for land than for a flat. Every layout still selling new plots must be registered with RERA Karnataka, and the record shows the approved layout plan. Confirm that your plot number and size match that plan. Ask for proof that the land has been converted from farm use to residential use. Check the title chain and the encumbrance certificate, and ask which local authority approved the layout. Find out how water will be supplied, since that often decides when you can build.
