Maytri Ambhuja Villas

Maytri Ambhuja Villas stands at Survey No. 156, Pedda Amberpet, pincode 501513, beside Exit 11 of the ORR on the east side of Hyderabad. That exit is the key to daily life here. Most longer drives, whether across the city or out of it, will start by joining the ring road.

The developer has not published distances to offices, schools, hospitals or the airport, so we do not quote any. Since possession is due from late 2027, test the routes you will actually use. Drive from the site to your workplace at your usual hour and time it, then make the return trip in the evening. Parents should try the school run at 8 am.

Pedda Amberpet is on the edge of the city, so expect to use a car for most errands at first. Walk and drive around the site to see what grocers, clinics and pharmacies are within reach today. The retail spaces planned inside the project may cover some daily needs once it opens.

On a site of 55 acres, the distance from your home to the gate and the clubhouse also matters. Ask where your plot or unit falls in the layout, how many parking bays come with it and where guests will park.

Maytri Ambhuja Villas has only four-bedroom triplexes, and each size comes in a west-facing and an east-facing version. Areas are quoted as built-up. The smallest pair is about 3,417 sq ft west-facing from Rs. 3.54 Crore and about 3,355 sq ft east-facing from Rs. 3.55 Crore. The middle pair is about 4,054 sq ft from Rs. 4.22 Crore and about 4,058 sq ft from Rs. 4.30 Crore. At the top, both facings measure about 6,361 sq ft, from Rs. 6.55 Crore and Rs. 6.68 Crore.

That works out to about Rs. 10,300 to Rs. 10,600 per sq ft. Since a triplex loses some area to internal stairs, ask for the carpet area of each floor. Carpet areas have not been published.

The homes are under construction, so GST applies to the construction portion. Stamp duty and registration are payable on every purchase. Ask for a cost sheet that lists:

• Base price and the area it is charged on
• East-facing or corner premium, if any
• Car parking and the number of bays
• Clubhouse membership and maintenance deposit
• Charges for the central air conditioning and lift, if billed
• GST as a separate line
• Stamp duty and registration

Maytri Ambhuja Villas has no RERA registration number published yet. Ask Maytri Group for it and look it up on the Telangana RERA portal (TS-RERA) before you pay a booking amount. The entry shows the sanctioned layout and the declared completion date, which will also settle whether the homes are villas or tower units.

At this stage, ask for:

• The RERA registration certificate
• Sanctioned layout and building plans for the whole 55 acres
• Title documents and an encumbrance certificate for Survey No. 156
• An allotment letter naming your unit, its facing and its size
• A draft agreement for sale with the handover date and a delay penalty
• The payment schedule linked to construction stages

Check that the agreement defines the carpet area of each level and states what happens if the final area differs. If the home comes with a plot share, ask for the undivided share of land to be written into the deed.

At handover, collect the occupancy certificate for your home before taking the keys. Then register the sale deed in your name and transfer the property tax record and the electricity connection to yourself.

Maytri Ambhuja Villas spreads 516 homes across 55 acres, with 4.5 acres set aside as landscaped gardens and a grand entrance at the gate. The published details also mention two towers of 14 floors, so ask for the sanctioned site plan to see how the homes and the shared spaces are laid out. All images at this stage are renders as planned by the developer.

The clubhouse, planned at about 90,000 sq ft, is the centre of the day. A morning could start with laps in the Olympic-size pool, a session in the gymnasium or a class in the yoga and activities zone. The jogging and cycling track loops through the grounds for those who prefer to be outside.

After school, children can use the play areas and parks, while older ones head for the sports courts or the indoor games zone. The spa and salon suit a quieter weekend. Family events go to the party area or the amphitheatre, and visiting relatives can stay in the guest rooms.

Retail spaces are planned within the campus for small errands. Ask which of these facilities will open with the first handovers, and what the monthly maintenance will be.
