The developer has not published distances to offices, schools, hospitals or the airport, so we do not quote any here. Measure the drives that matter to you yourself.
A finished community makes that easier than a new launch does. The approach road, the street lights and the nearest shops are already there to be seen, not promised. Go on a weekday morning at the hour you would leave for work, and time the run to your office and to your children's school.
Life in an outer pocket like this usually means a car for most errands, so ask how far the nearest grocery, pharmacy and clinic are, and whether autos and cabs come in easily. Talk to two or three residents at the gate. They will tell you about power cuts, water supply, the monsoon state of the roads and how long a cab takes to arrive, which no plan can show you.

All 53 homes are sold, so there is no builder price list to work from today.
On resale, the owner sets the price. Two villas with the same plan can differ a lot in value because of plot position, facing, garden size, interior changes and upkeep. Get quotes on several villas and look at recent registered sales nearby before you decide what a fair figure is.
GST does not apply to a finished home bought from an owner. Stamp duty and registration do, and a villa carries its land with it. Before you pay a token, get a written breakup that covers:
- The agreed sale price and what fittings or furniture it includes
- Stamp duty and registration on the sale value
- Any pending maintenance dues or association charges
- Transfer fees charged by the association, if any

At completion, you register a sale deed in your name at the sub-registrar's office. Then apply to move the khata and the electricity and water accounts into your name.

Children have their own play area, and the landscaped gardens give older family members somewhere to walk in the evening. When it rains, the indoor games room keeps the children busy, and a birthday or a family dinner can move to the party hall.
Since the villas have been lived in since 2022, the real question is upkeep. Look at the state of the clubhouse, the gym equipment and the gardens, and ask the residents' association for the current maintenance charge and what it covers.
On the villa itself, check whether it is a corner or a mid-row plot, which way it faces and how much garden it has. These points shape light, privacy and the price an owner can ask.
