MJR Divine Meadows

MJR Divine Meadows stands at Mahalchowdena Halli on Chikka Tirupati Road, pincode 562225. This is the far end of the Sarjapur Road belt in the south-east, past Sarjapur town, where land is more open and homes are spaced out. The developer has not published distances to offices, schools or hospitals, so we do not give any.

Sarjapur Road is the main link from here towards the tech offices on the Outer Ring Road. Whitefield and Electronic City are also within driving range. The trip will depend heavily on the time of day, so do a test drive from the gate to your office at your usual start time.

For schools, clinics and groceries, most families here look to Sarjapur town and the shops on the main road. Ask residents which school buses come this far and how long the morning run takes. Also ask about the nearest hospital with an emergency ward.

A low-density site on the edge of the city is quieter than an inner-suburb tower, but most errands will need a car. If two working adults will commute in different directions, time both routes before you decide.

MJR Divine Meadows has four plans, all quoted as built-up area and each adding one more room to the bedrooms:

• 3+1 BHK, about 3,198 sq ft: from Rs. 2.75 Crore
• 3.5+1 BHK, about 3,300 sq ft: from Rs. 2.84 Crore
• 3.5+1 BHK, about 3,483 sq ft: from Rs. 2.86 Crore
• 4+1 BHK, about 3,904 sq ft: from Rs. 3.20 Crore

On these starting figures, the rate ranges from about Rs. 8,200 to about Rs. 8,600 per sq ft. Carpet areas have not been published, so ask for them. The half-bedroom in the 3.5+1 plans is usually a smaller room, so check its size on the drawing.

If your home has its occupancy certificate, no GST is due. Stamp duty and registration apply either way. Ask for a cost sheet that shows:

• Base price and the area it is charged on
• Premiums for floor, facing or corner position
• Car parking and the number of bays included
• Clubhouse fee and the maintenance deposit
• GST, only if the unit lacks an occupancy certificate
• Stamp duty and registration on the full value

MJR Divine Meadows has no RERA registration number published by the developer yet. Ask MJR Builders for it and look it up on the Karnataka RERA website, where the entry also shows the declared completion date and the approved plan.

Because construction is complete, the documents to ask for are those of a finished home:

• The occupancy certificate covering your building or block
• The sanctioned plan showing your unit and its area
• Title deeds and an encumbrance certificate for the 15 acres
• Khata for the property and the latest tax receipt
• Proof that water, power and sewage connections are in place
• A draft sale deed with your unit number and area

Have a property lawyer read these before you pay more than a small booking amount. If you are taking a home loan, your bank's legal check is a useful second review.

A finished home is registered on a sale deed, not an agreement for sale, so ask when registration can happen and plan your funds for that date. After registration, apply for the khata transfer into your name. Then move the electricity and water accounts over as well.

MJR Divine Meadows shares 15 acres among just 137 families. Given how few homes share this much land, a large part of the site can go to lawns and open play areas rather than buildings. The developer has not published the open-space share, so ask for the approved site plan and see how the homes, roads and gardens divide the ground.

A morning might begin with a run on the jogging tracks, followed by the gymnasium in the clubhouse or a swim in the pool. Weekend mornings could belong to the cricket pitch, where children and parents can play a proper match inside the gates. Younger children have a play area close by.

In the evening, the landscaped gardens and the butterfly garden give you a quiet place to walk. The amphitheatre can host community gatherings, festival programmes and small performances.

Because the project is complete, you can check how these spaces are kept rather than taking a brochure's word for it. Visit the clubhouse, look at the pool and the pitch, and ask what the monthly maintenance charge is and what it covers.
