Muppa Melody

Muppa Melody stands at Osman Nagar in Ramchandrapuram Mandal, Sangareddy District, pincode 502032, grouped under the Tellapur area on the western edge of Hyderabad. The easiest landmark to give a guest is the builder's own villa community, Muppa's Indraprastha, which is right next door.

The developer has not published distances to offices, schools, hospitals, stations or the airport, so we quote none here. The simple test is your own routine. Leave the gate at your normal hour, drive to work and time it, then make the trip home in the evening. Do the same for the school run if you have children.

Because the towers were handed over from 2023, the area around them is already lived in. Walk the nearby streets to see which grocers, clinics and pharmacies you can reach, and what still needs a drive. The retail spaces and cafeteria inside the campus may cover some everyday needs.

With 1,030 homes in seven towers, the gates see steady traffic at peak hours. Watch the approach road at 9 am and 6 pm, ask how many parking bays come with the flat and check where visitors park.

Muppa Melody lists four plans, all measured as built-up area. At the entry level, a two-bedroom, two-bathroom home of about 1,010 sq ft starts at Rs. 75.1 Lakhs. Add a small third room and you have the 2.5 BHK: about 1,400 sq ft, with two bathrooms, starting at Rs. 1.03 Crore. The three-bedroom plans carry three bathrooms each and come in two sizes, about 1,655 and 1,725 sq ft, starting at Rs. 1.22 Crore and Rs. 1.27 Crore. Carpet areas have not been published.

Each plan works out to about Rs. 7,400 per sq ft at its entry price. Since the rate barely changes with size, floor level and facing will decide much of your final price. Ask for unit-wise figures.

The project is complete, so no GST applies once the tower holds its occupancy certificate. Stamp duty and registration are payable on every purchase. Ask for a cost sheet that shows:

• Base price and the area it is charged on
• Floor-rise and facing premiums
• Car parking and the number of bays
• Clubhouse membership and the maintenance deposit
• GST shown as nil, with the certificate attached
• Stamp duty and registration on the full value

Muppa Melody has no RERA registration number published for this project yet. If the seller quotes one, look it up on the Telangana RERA portal (TS-RERA). For a finished project, the completion papers and the title matter more than the registration, so ask for those first.

Before you pay a token amount, ask for:

• Occupancy certificate for your tower
• Sanctioned building plan showing your unit and its area
• Title documents and an encumbrance certificate for the land
• Property tax assessment for the flat and the latest paid receipt
• A draft sale deed, since a completed home registers on a sale deed

If an owner is selling rather than the developer, also ask for the original sale deed from Muppa Projects and a fresh encumbrance certificate. Add a no-dues letter from the owners' association and, where a loan was taken, the bank's closure letter.

Have a lawyer match the flat number, area and parking bay against the sanctioned plan. After you register the sale deed, move the property tax record and the electricity meter into your name and register with the association.

Muppa Melody has seven towers of 17 floors sharing the grounds, with two clubhouses that add up to about 42,000 sq ft. The land area and the share of open space have not been published, so walk the site and see which flats face the gardens and which face another tower. Any layout image is the plan as drawn by the developer; since the project is built, rely on your visit.

A morning here might begin in the gymnasium or the swimming pool, or in the space set aside for yoga, aerobics and meditation. The jogging and skating track suits an early run, and children can skate on it after school.

Evenings pull residents to the multiple sports courts, while the kids' play area keeps younger children busy. The games room covers wet afternoons. Birthdays and family dinners go to the party areas, and the amphitheatre hosts community events. The landscaped gardens are the place for a slow walk after dinner.

Small errands can be done at the retail spaces, and the cafeteria covers a quick coffee. Ask the association which facilities are running today, whether any carry a usage fee and what the monthly maintenance charge covers.
