Properties in Tellapur

Buyers priced out of Gachibowli and Kokapet often turn to flats in Tellapur for the same western office corridor at a lower cost. The locality lies past Gachibowli, heading towards Patancheru, on the outer side of the Outer Ring Road. Not long ago it was farmland. As the corridor pushed west, Tellapur became one of the busiest growth areas in Hyderabad, and construction here is still visible on most roads.

Everything we list here is apartments, and three bedroom plans are the most common. Prices run from about Rs. 75.1 Lakhs at Muppa Melody, which is completed, to about Rs. 2.91 Crore at Halcyon Homes Villas. That project offers 4 and 5 BHK triplex homes, an unusual format for this area. Vision Arsha is finished too, from about Rs. 1.01 Crore. If you can wait, Prestige Golden Grove is a new launch from about Rs. 1.04 Crore, with possession quoted from March 2031. Vajra West City and Anvita High9 are under construction, with handovers quoted for 2029 and 2028.

The Outer Ring Road is the main link, and access from Tellapur to it is good. It takes you towards the Gachibowli offices and onward to other parts of the city. Inside the locality, some approach roads are still being built out around the newer towers. Drive from your shortlisted project to your office at peak hour before you decide.

The trade-off is that the area is still filling in. Shops, schools and hospitals are catching up with the housing, so judge what is open today. With launches this large, ask which phase your tower belongs to and when its clubhouse will be ready. Possession dates run several years out on some projects, so read the delay terms in the agreement. Check each project on the TS-RERA portal and match your unit to the approved plan. Confirm how water will be supplied. Get a full cost sheet, including parking, clubhouse and registration, before paying a booking amount.

To compare, spend a day in Gachibowli and Kokapet as well, then weigh their shorter commutes against Tellapur's lower prices, or look further out towards Patancheru.
