Myscape Songs of the Sun sits at Nanakramguda in the Financial District, on the west side of Hyderabad, pincode 500032. The district ranks among Hyderabad's biggest job centres, with large office campuses around it. If you work in one of them, your commute could be short, though traffic near the campuses is heavy at peak hours.

For trips further out, you can drive to Gachibowli and Kokapet, and the Outer Ring Road is not far from the area. The ORR is your link to the rest of the city, so check how quickly you can get onto it from the site gate. The developer has not published distances to any specific place, so we do not quote any here.

Everyday needs are met in Nanakramguda and Gachibowli, where you will find schools, hospitals and shops. Before you book, make the school run and the office drive at the hours you would really travel. Walk the approach road too, because two 37-floor towers will bring many cars to the lanes around the plot.

Myscape Songs of the Sun has only large homes. You choose between four 3 BHK layouts of about 2,825, 2,860, 2,880 and 2,910 sq ft and two 4 BHK layouts of about 3,280 sq ft and 3,290 sq ft. These are built-up areas; carpet areas have not been published, so ask for them in writing.

Starting prices are Rs. 2.94 Crore, Rs. 2.98 Crore, Rs. 3 Crore and Rs. 3.03 Crore for the 3 BHK plans, and Rs. 3.44 Crore and Rs. 3.45 Crore for the 4 BHK plans. That is about Rs. 10,400 per sq ft on the smallest home and about Rs. 10,500 on the smaller 4 BHK. Each is an opening figure, so floor and facing will move it.

As the homes are under construction, GST is charged on top, along with stamp duty and registration. Ask for a cost sheet that lists:

• Base price and the area it is charged on
• Floor-rise and facing charges
• Car parking and the number of bays
• Clubhouse membership and maintenance deposit
• GST as a separate line
• Stamp duty and registration
• Payment schedule linked to construction stages

Myscape Songs of the Sun has no RERA registration number published yet. Ask Myscape Properties for it and look it up on the TS-RERA website before you pay a booking amount. The entry shows the declared completion date, which you can set against the December 2028 possession promise.

While the towers are being built, ask for:

• The RERA registration certificate
• Title documents and an encumbrance certificate for the 6-acre land
• The sanctioned building plan showing your unit
• A draft agreement for sale with the handover date and the penalty for delay
• The banks that have approved the project for home loans

At handover, collect the occupancy certificate for your tower, the registered sale deed and the property tax assessment in your name. Keep every payment receipt, since the bank and the sub-registrar will ask for them. Check that the carpet area in the sale deed matches the agreement.

Myscape Songs of the Sun is planned as two 37-floor towers on 6 acres, with the shared spaces laid out between and around them. The developer has not published how much of the plot stays open, so ask for the site plan. Any images you are shown are renders, as planned by the developer.

The centre of community life is a clubhouse of 50,000 sq ft. A weekday could begin on the jogging and cycling track or in the gymnasium, followed by a swim in the pool. Younger children have a play area, and a creche helps when both parents work. For calls away from the flat, the meeting rooms serve as a quiet office.

Weekends can move from the multipurpose sports courts to the indoor games area, then to coffee at the cafe. Retail spaces inside the campus should cover small errands. The open-air amphitheatre and the multipurpose party area host gatherings, and the landscaped gardens give you somewhere to walk after dinner. Each tower is planned with four passenger lifts and one service lift, so ask when the clubhouse will open relative to your handover.
