NCC Urban Lake Springs

NCC Urban Lake Springs stands at Royal Park Residency Layout 2, JP Nagar 9th Phase, Anjanapura, pincode 560062, directly across from Avalahalli Lake. This is the far southern edge of the JP Nagar spread, where older layouts meet newer apartment blocks.

The lake is the only landmark the developer names. No distances to offices, metro stations, schools or hospitals have been published, so we do not add any. Your best guide is a trial run. Drive from the site to your office at the time you would normally leave, and repeat the trip on the way home. South Bengaluru traffic changes a lot through the day, so do both.

Day to day, a lake across the road means an easy morning walk and cooler evenings. It also means you should check how the area handles heavy rain. Visit in the monsoon if you can, or ask residents of the layout how the roads fare.

Map out the trips your family makes each week, such as school, a clinic, a market and relatives, and time each one from the gate. The retail spaces planned inside the campus may cover small daily needs once they open.

NCC Urban Lake Springs has six layouts, all quoted as built-up area; carpet areas have not been published. The garden-facing 3 BHK is about 1,622 sq ft from Rs. 1.92 Crore. Two lake-facing 3 BHK plans of about 1,930 and 1,950 sq ft start at Rs. 2.32 Crore and Rs. 2.70 Crore, and a corner lake-facing 3 BHK of about 2,085 sq ft starts at Rs. 2.49 Crore.

The 3.5 BHK plans, both lake-facing, are about 2,078 sq ft from Rs. 2.92 Crore and about 2,168 sq ft from Rs. 3.13 Crore. Per sq ft, the range runs from about Rs. 11,800 on the garden plan to about Rs. 14,400 on the largest home.

Since the flats are under construction, GST applies to the construction portion, with stamp duty and registration on top. Ask for a cost sheet listing:

• Base rate, the area it is charged on, and your floor
• Any premium for the lake view, the corner or the floor
• Car parking and clubhouse charges
• GST as its own line
• Maintenance deposit and expected monthly charge
• Stamp duty and registration
• Payment schedule tied to construction stages

NCC Urban Lake Springs has no RERA registration number published yet. Ask NCC Urban for it and check the entry on the Karnataka RERA website, rera.karnataka.gov.in. The declared completion date there should line up with the June 2028 date you are quoted.

Before you book, ask for:

• The RERA registration certificate
• Title documents and an encumbrance certificate for the land
• The sanctioned building plan with your flat marked
• A draft agreement for sale with the handover date and payment stages
• The list of banks that have approved the project for loans

A site across from a lake can carry buffer-zone rules on how close building may come to the water. Ask the developer to show that the approved plan respects them, and have your lawyer check it.

While the towers rise, keep every receipt and match each demand to work you can see on site. At handover, ask for the occupancy certificate before you take the keys, then register the sale deed and apply for the khata in your name.

NCC Urban Lake Springs plans four 17-floor towers with 272 homes on 4.72 acres, with the clubhouse and gardens shared between them. The developer has not published the open-space share, so ask for the site plan. Images are the project as planned by the developer until the towers stand.

A morning could start on the jogging track, or with a yoga session in the activity area, then the gymnasium or a swim in the pool. With the lake across the road, a walk before breakfast outside the gate is also an option.

Children get a play area inside the campus, and the multipurpose sports court is there for after-school games. On a wet day the indoor games room takes over. The retail spaces planned inside the gate could save a trip for milk or medicines.

Weekends might mean a gathering in the amphitheatre, a birthday in the party hall, or an evening in the landscaped gardens. As the project is still being built, ask which of these will be ready at your handover and what the monthly maintenance charge is likely to be.
