NCC Urban Misty Woods

NCC Urban Misty Woods stands on NITTE Meenakshi College Road, near the BSF campus in Yelahanka, pincode 560064. This is the northern side of Bengaluru, a part of town known for its wider roads and its lower density compared with the city centre.

The developer has not given distances to offices, schools, hospitals or stations, and we do not add any. Because the villas are occupied, the approach road and the traffic you meet on a visit are the real thing. Drive from the gate to your workplace at your normal hour, time it, and repeat the trip home in the evening.

A villa community of this size usually means a car for most errands. The retail spaces inside the gate may cover small needs, so ask which shops are running. For schools, clinics and weekly shopping, ask residents where they go; after several years here, they will know the practical answers.

Also look at the villa's own position within the layout. A home near the entrance road hears more traffic, while one deeper inside is quieter but a longer walk from the gate. Check how the lanes drain after rain.

NCC Urban Misty Woods has all four villa types sold out with the developer, so this is a guide to what was built rather than a price list. Sizes are built-up area; plot and carpet areas were not published. Type C is the smallest at about 3,693 sq ft, then Type D at about 3,920 sq ft. The two larger types are Type A at about 4,584 sq ft and Type B at about 4,683 sq ft.

Inside, the finishes include Italian marble in the foyer, living, dining and pooja room, and laminated wood in the master bedroom and home theatre. With no developer pricing, the price is whatever you agree with the owner.

A resale of a finished villa carries no GST, but stamp duty and registration apply on the full value, land included. Before you agree a figure, ask the seller for:

• The villa type, built-up area and plot area in their sale deed
• The plot position, facing and garden size
• Any changes or extensions made since handover
• Pending maintenance, tax or utility dues
• Recent resale prices in the community, from the association

NCC Urban Misty Woods was handed over in 2019 and has no RERA registration number published. Ask the seller or the association whether one exists and check it on the Karnataka RERA website, rera.karnataka.gov.in. For a finished resale villa, the documents below matter more.

Ask the seller for:

• A copy of the occupancy certificate for the villa
• The approved layout and building plan showing the plot
• The seller's registered sale deed and the earlier deeds in the chain
• An encumbrance certificate for recent years
• The khata in the seller's name and the latest tax receipt
• A no-dues letter from the owners' association

If the owner has added a floor or extended the villa, ask for the approval for that work; an unapproved change can cause trouble with a loan or a later sale. Have a property lawyer read the full set before you pay a token.

On completion, register the sale deed in your name, apply for the khata transfer, and move the power and water accounts to you.

NCC Urban Misty Woods has fifty-eight villas on 10 acres, a low-density layout with each home on its own plot and a shared clubhouse zone. Any plan or image is the layout as planned by the developer; the project is finished, so walk it and see how the ground was actually used.

A morning here could start on the jogging track, followed by the gymnasium or a swim in the clubhouse pool. With so few households, the facilities are rarely crowded. After school, children have a play area, and older ones can shoot hoops on the basketball court or use the other outdoor courts.

The games room and table tennis fill a rainy afternoon. For gatherings, the party area can host a family function, and the landscaped gardens are for an unhurried evening walk. Retail spaces inside the gate can save a drive for small purchases.

With a small number of owners sharing the costs, maintenance per villa may be higher than in a large community. Ask the owners' association for the current monthly charge, recent accounts, and any planned repairs to the pool, clubhouse or internal roads.
