The developer has not published distances to the airport, offices, schools or hospitals, so none are quoted here. Work out your own daily routes before you shortlist a tower.

Devanahalli is still growing, and the roads, shops and services around this address in 2030 may look quite different from today. Visit on a weekday morning, then drive the route you would take to work and see how long it really takes. If you have children, add the school run you expect to make, since that trip repeats every day.

With 10 towers on one campus, your own tower's place in the layout matters. A block near the road frontage reaches the gate quickly but hears more traffic, while one deeper inside is quieter and a longer walk out. Ask for the tower-wise plan and where the entry and exit gates will be. With 1,850 households using them, the gates will be busy at school and office hours, so check how many there are.

Larger still are the 3.5 BHK at about 2,045 sq ft (Rs. 2.28 to 2.34 Crore) and the 3 Loft at about 2,207 sq ft (Rs. 2.54 to 2.63 Crore). The 4 BHK is about 2,586 sq ft (Rs. 2.86 to 2.95 Crore).

The entry 1 BHK works out to about Rs. 12,200 per sq ft, while the 4 BHK is about Rs. 11,100. Carpet areas have not been published. GST applies on this under-construction purchase, and stamp duty and registration are extra. Ask for a cost sheet showing:

Before you book, ask for copies of:

• Title documents and an encumbrance certificate for the land
• The land conversion order for residential use
• The sanctioned building plan for your tower
• A draft agreement for sale with the handover date and payment stages

The site area deserves a specific question, since the published land figure looks too small for 10 towers; the RERA entry and the sanctioned plan should give the real number. At handover, ask for the occupancy certificate for your tower, the sale deed and the khata in your name.

Nikoo Garden Estate Apartments places 10 towers of 22 floors around a shared clubhouse of 80,000 sq ft. No open-space share has been published, and the land figure on file conflicts with the scale, so ask for the sanctioned site plan before you judge how green the campus will be. Every image you see now is a render, as planned by the developer.

A resident's day could start on the jogging and cycling track or in the gym, then a swim. Parents working from home can use the co-working spaces, while younger children spend time in the creche or the play area. The sports courts and the indoor games zone take over after school, and the health centre is on hand for check-ups.

Evenings and weekends have plenty of room too. The café and dining area suits a casual meal, the amphitheatre and activity area host community events, and the banquet hall takes larger family functions. Dog owners get a pet park, and retail spaces are planned for small errands. Ask which of these will be ready when your tower is handed over.
