Most buyers who look at Bhartiya City are choosing a phase of one large township on the Thanisandra side of north Bangalore. The Bhartiya City homes on this page are apartments, sold mostly under the Nikoo Homes name, with Leela Residences as the premium tower. Two newer projects reach beyond the township, to Kogilu and to Devanahalli near the airport.

The Bengaluru developer has delivered several phases already. Bhartiya City Nikoo Homes, Nikoo Homes Phase 2, Nikoo Homes 4 and Leela Residences are all marked completed. The next wave is under way: Nikoo Homes 5 Phase 2 and Nikoo Homes 6 are being built, with possession from 2028 and 2029. Nikoo Homes 8 and Nikoo Garden Estate in Devanahalli are new launches with handovers from 2030 onwards.

In a phased township, the phase matters as much as the brand. Ask for the RERA registration of your exact phase and tower, and check its completion date against your agreement. Find out which shared facilities are already running and which belong to later phases, since your maintenance bill may cover both. Ask how much of the township is still under construction near your tower. Get a cost sheet listing parking, club, maintenance deposit and GST separately.

Current prices on the newer launches start at about Rs. 93 Lakhs, and Leela Residences goes up to about Rs. 3.72 Crore. One- and two-bedroom homes at Nikoo Homes 8 suit first-time buyers and investors. Families wanting three or four bedrooms with a study or staff room can compare Nikoo Homes 5 and 6. Leela Residences suits buyers with a premium budget who want a finished home inside the township.
