NVT A Wonderful World Villas stands on Jigala Road in Attibele, pincode 562107, on the Sarjapur-Attibele belt at the south-eastern edge of Bengaluru. The postal reference is a Plus Code (QQV8+5FM) rather than a street number, so drop a pin on a map app before your first visit instead of relying on local directions.

This is an outer-edge address, and daily life here is likely to depend on a car. The developer has not published distances to offices, schools, hospitals or stations, so we do not quote any. Drive the route from the site to your workplace on a weekday morning, then repeat it in the evening, and time both trips honestly.

Because handover is guided from December 2030, the area around the site will change before you move in. Ask the developer which approach road will serve the main gate and whether it is already built to full width. Also check where the nearest daily shopping and a clinic are today, since the retail space and pharmacy planned inside the project will only open once the community is running.

NVT A Wonderful World Villas has five plans, all with four bedrooms, and sizes are quoted as built-up area. The Cyra is about 1,664 sq ft from Rs. 3.15 Crore and the Atria about 1,984 sq ft from Rs. 3.75 Crore. The Bianca is about 2,048 sq ft from Rs. 3.53 Crore, the Bliss about 2,184 sq ft from Rs. 3.71 Crore, and the Astra about 2,368 sq ft from Rs. 3.99 Crore. Plot areas and carpet areas have not been published, so ask for both.

On the Cyra, the rate works out to about Rs. 18,900 per sq ft, and the larger plans fall to about Rs. 16,900 to Rs. 17,300. The Atria is the exception, at about Rs. 18,900. Because the homes are under construction, GST applies to the construction portion, and stamp duty and registration are charged at the sale deed. Ask for a cost sheet that lists:

• Base price and the plot area it covers
• Premiums for corner, park-facing or larger plots
• Clubhouse membership and the maintenance deposit
• Electricity and water connection charges
• GST as its own line
• Stamp duty and registration on the full value

NVT A Wonderful World Villas has no RERA registration number published yet. Ask NVT Quality Lifestyle for it and search it on the Karnataka RERA website (rera.karnataka.gov.in). A villa project that is taking bookings should be registered, and the entry will show the approved plan and the completion date the developer has declared.

At this stage, before you pay anything beyond a refundable token, ask for:

• The RERA registration certificate
• Title documents for the land and a recent encumbrance certificate
• The land conversion order for residential use
• The sanctioned layout and building plans showing your plot
• A draft agreement for sale with the handover date and payment stages

Match each payment demand against real progress on site rather than the calendar. At handover, collect the occupancy certificate, register the sale deed in your name and get the khata transferred to you. Keep copies of every receipt, since you will need them for the khata and for any home loan.

NVT A Wonderful World Villas is planned as individual villas inside a walled estate, with shared facilities grouped around a clubhouse. The developer gives the site as 100 acres for 123 villas. Ask for the sanctioned master plan to see where your plot falls relative to the gate, the clubhouse and the boundary. Any images you are shown are renders as planned by the developer.

A typical morning could begin on the jogging track or in the yoga and activities zone, followed by a session in the gymnasium or laps in the pool, which comes with a deck for lounging. Younger children have a play area, and a creche is planned for working parents. After school, the multiple sports courts and the indoor games area give older children somewhere to go.

Weekends can move outdoors to the landscaped gardens and the open-air amphitheatre, while the multipurpose party area handles birthdays and gatherings. Retail spaces and a pharmacy are planned within the estate for small errands. Since none of this exists yet, ask which facilities will open with the first handovers and which will follow later.
