Ozone Promenade

Ozone Promenade is in Whitefield, on the eastern side of Bengaluru. A full street address, pincode and distances to offices, stations, schools and hospitals have not been published, so we do not quote any here. Ask for the exact location pin before your visit.

Whitefield is an established part of the city, so the shops, schools and clinics around you already exist rather than being promised for later. What varies most is the commute. Depending on where you work, the drive can run through some of the busiest roads in the east. Leave from the gate at the time you would go to work, drive to your office, and do the return trip in the evening.

Since the project has been lived in since 2019, you can learn a lot by talking to residents. Ask how long their commutes take, whether the approach road floods in heavy rain, and how noisy the nearby roads are at night. Walk to the nearest shop, bus stop and pharmacy to see what daily errands look like on foot. Ask which blocks face away from the road if quiet matters to you.

Ozone Promenade was built in three configurations, with sizes given as ranges. The 2 BHK runs from about 1,380 to 1,530 sq ft, listed at Rs. 1 Crore to Rs. 1.10 Crore. The 2.5 BHK runs from about 1,350 to 1,540 sq ft, listed at Rs. 98.29 Lakhs to Rs. 1.11 Crore. The 3 BHK runs from about 1,765 to 2,400 sq ft, listed at Rs. 1.27 Crore to Rs. 1.71 Crore. Whether the areas are built-up or carpet has not been stated, so ask.

A rate of about Rs. 6,140 per sq ft is quoted, while the entry price over the smallest 2.5 BHK comes to about Rs. 7,300. Treat both as starting points and get a current quote.

With an occupancy certificate in place, no GST is charged, but stamp duty and registration apply. Before you agree on a price, get:

• Carpet and built-up area in writing
• Parking bays included with the flat
• Monthly maintenance and sinking fund
• A no-dues letter from the association
• Stamp duty and registration on the final value

Ozone Promenade has no RERA number published yet. Ask for it and check the Karnataka RERA website (rera.karnataka.gov.in). The approval shown is BBMP/BDA, but no plan sanction number has been given, so request that as well.

For a finished home, collect these before you pay an advance:

• The occupancy certificate for your block
• The sanctioned building plan
• Title deeds and an encumbrance certificate
• Khata certificate and extract, with the latest property tax receipt
• If buying resale, the seller's registered sale deed and any loan closure letter

Have a property lawyer check the chain of title from the land owner to the current seller. If you take a home loan, the bank's legal team will run its own check, which adds a second view. At completion, register the sale deed in your name and apply for the khata transfer. Also shift the electricity and water connections to your name, and take the association's no-dues letter.

Ozone Promenade covers 5.6 acres. The number of blocks and homes has not been published, but since everything is built, you can walk the grounds and see the layout yourself. Ask for the sanctioned site plan to compare it with what stands on the land. Any older brochure images were renders as planned by the developer.

This is a project for people who like to play. There is a tennis court, space for cricket, and a joggers' track for morning runs. The gymnasium and swimming pool cover daily fitness, and table tennis and billiards keep evenings busy indoors. Children have a play area, and the garden gives families a green place to walk after dinner.

Quieter hours can go to the library, while birthdays and residents' meetings go to the community hall. Power backup, an intercom and security staff are listed among the facilities. As these amenities have been in use since 2019, check their upkeep when you visit. Ask the association about the monthly maintenance charge, how the pool and courts are looked after, and when the lifts were last serviced.
