Pacifica Enchante Plots lies on Thalambur Road in Siruseri, pincode 600130, on the southern edge of Chennai. For most buyers the draw is work. Siruseri is home to a large IT park, and Old Mahabalipuram Road runs close by, so an office on that corridor could mean a short drive rather than a trip across the city. The developer has not published distances, so we do not quote any here.

Thalambur and Navalur are next door. For a doctor, a school or the weekly shop you will head to the OMR corridor, not to anything inside the layout, and that corridor is also your link to the rest of Chennai. Expect most weekly errands to involve a drive or an auto ride.

Before you book, drive from the plot to your office at the hour you normally travel, then try the school run and a grocery trip. A plot is a long hold, so look at how built up the roads around Thalambur already are, and ask the developer which gate and approach road your plot will use. Plots near the main road may be noisier than those deep inside the layout.

Pacifica Enchante Plots sells land, not a built home, so the numbers that matter are plot area and price. The five sizes, with their quoted plot areas and entry prices, are:

• 20 x 30, about 670 sq ft: Rs. 30 Lakhs
• 30 x 40, about 1,200 sq ft: Rs. 51 Lakhs
• 30 x 50, about 1,500 sq ft: Rs. 63 Lakhs
• 30 x 60, about 1,800 sq ft: Rs. 76 Lakhs
• 40 x 60, about 2,400 sq ft: Rs. 1.02 Crore

That is about Rs. 4,200 to Rs. 4,500 per sq ft across the range. Only starting prices are published, so ask for the price of the exact plot you want. The layout is completed, and stamp duty and registration are payable on the plot's value. The cost of building your house comes on top and is a separate contract. Ask for a cost sheet that shows:

• Rate per sq ft and the measured plot area it is charged on
• Premiums for corner, park-facing or wider-road plots
• Maintenance deposit and the monthly charge
• Water, sewer and power connection charges, if any
• Stamp duty and registration on the full value

Pacifica Enchante Plots has no RERA registration number published for this layout yet. Ask Pacifica Companies for it and look it up on the Tamil Nadu RERA (TNRERA) portal before you pay a booking amount. On a plot, the land papers matter as much as the RERA entry, because nothing built on it yet proves the title.

Ask to see these before you commit:

• The land-use conversion order that allows housing on this land
• The approved layout plan showing your plot number and size
• The release order for the plots in your part of the layout
• Title deeds and an encumbrance certificate covering at least the last 30 years
• A draft sale deed with the measured plot area

Since the layout is completed, your purchase registers on a sale deed. After registration, apply to move the land revenue record (the patta) into your name, and keep the tax receipts. Before you draw up a house design, ask what setbacks and height limits apply here.

Pacifica Enchante Plots divides 25 acres into 392 plots of five sizes, with shared sports and play spaces placed among them. The developer has not published the share of land kept open, so ask for the approved layout plan and find your plot on it. Check which road it faces and how far it is from the courts and gardens. Any images you see are as planned by the developer.

A weekday here could begin with a run on the jogging track, which doubles as a skate track for children. Evenings can go to a game on the tennis court or the multipurpose court, while younger children use the play area. The landscaped gardens and the activity deck give you somewhere to walk or rest once the heat drops.

For birthdays and family gatherings there is a party area, and the indoor games room covers the monsoon weekends. Retail spaces are planned within the layout for small daily needs. Since the layout is completed, walk it before you pay and see which of these facilities are open and in use. Also ask who maintains them and what the monthly charge is per plot.
