Pacifica HillCrest

Pacifica HillCrest stands at survey number 319, near Puppalguda and Nanakramguda, on the Financial District side of Gachibowli in Ranga Reddy district, pincode 500089. For anyone working in the district's office campuses, that points to a short daily trip rather than a cross-city commute.

The developer has not published distances to offices, metro stations, schools or hospitals, so we do not quote any. What you can do is test the journeys yourself. Leave for your office at your normal time on a weekday, note the time at the gate, and repeat the trip on the way back in the evening. Try the school run you would actually make, too.

A site under construction also tells you something about the approach. Check the width of the road leading to the plot and whether it is paved all the way. With 1,058 homes planned across five towers, a lot of cars and delivery vans will use the same entry. Ask where the main gate and visitor parking will be, and how the plan separates service traffic from residents.

Pacifica HillCrest offers thirteen built-up sizes. The 2 BHK comes in eight: about 787, 798, 800, 808, 866, 886, 920 and 940 sq ft. The 3 BHK has three plans of about 1,199, 1,209 and 1,215 sq ft. Two 4 BHK plans complete the list at about 1,670 and 1,699 sq ft. Carpet areas have not been published.

Opening prices go from Rs. 99 Lakhs for the smallest 2 BHK to Rs. 1.17 Crore for the largest. The 3 BHK plans open at Rs. 1.51 Crore and Rs. 1.52 Crore, and the 4 BHK at Rs. 2.06 Crore and Rs. 2.09 Crore. That is about Rs. 12,600 per sq ft for the entry 2 BHK and about Rs. 12,300 for the 4 BHK.

As the homes are under construction, GST is due on top, plus stamp duty and registration. Ask for a cost sheet that sets out:

• Base rate and whether it is on built-up or carpet area
• Floor-rise and facing premiums
• Car parking charge and bays included
• Clubhouse fee and maintenance deposit
• GST as a separate line
• Stamp duty and registration
• Payment stages tied to construction

Pacifica HillCrest has no RERA registration number published by the developer yet. Ask Pacifica Companies for it and look it up on the TS-RERA website before you pay a booking amount. The entry lists the declared completion date, which is worth setting against the 2027 possession promise.

While the towers are going up, ask for:

• The RERA registration certificate for your phase
• Title papers and an encumbrance certificate for survey number 319
• The sanctioned building plan with your unit marked
• A draft agreement for sale with the handover date and delay penalty
• The list of lenders who have approved the project

Read the agreement for how carpet area is defined and what happens if it shrinks. At handover, collect the occupancy certificate for your tower, the registered sale deed and the property tax assessment in your name. Keep all payment receipts together for the bank.

Pacifica HillCrest places five towers of 21 floors on 6.25 acres, with the shared facilities serving all of them. The developer has not published how much of the land is left open, so ask for the site plan and see where the gardens and courts fall. Images you are shown are renders, as planned by the developer.

A working day could begin in the gymnasium or with a swim before the office. Children have a play area, and on weekends the outdoor courts give them room for games. The games room and activity area are the fallback when it rains, and the mini theatre makes a family evening easy.

For your own downtime, the spa and salon are inside the campus, and the club lounge is a place to meet neighbours. Birthdays and small functions go to the party area, while retail spaces should cover quick errands. Evenings end with a walk through the landscaped gardens. With more than a thousand households sharing all this, ask which facilities will open with the first towers and which will come later.
