Phoenix One West

Phoenix One West stands at 1, Dr Rajkumar Road, Rajajinagar, pincode 560010. Rajajinagar is a long-settled part of west Bangalore, so shops, clinics and services grew up here decades ago rather than being planned for later.

That changes the shape of a day. A trip for groceries or a doctor's visit is usually a short one, and relatives in older parts of the city may be close by. Dr Rajkumar Road is a main city road, though, so traffic is part of daily life. The developer has not published distances to offices, schools, hospitals, stations or the airport, so we do not quote any here.

Test your own routine before you commit. Drive from the gate to your workplace at your normal hour and time the return in the evening. Do the school run too, if you have children. See how easily cars leave the site at peak hours, since several hundred households use the same gates. Ask how many parking bays come with your home, and where visitors and drivers park. An evening visit will show how much road noise reaches the floor you are considering.

Phoenix One West lists six plans, all as built-up area. The three-bedroom plan of about 1,943 sq ft starts at Rs. 6.33 Crore. Adding a maid's room gives about 2,408 sq ft from Rs. 7.05 Crore, or about 2,626 sq ft furnished from Rs. 8.10 Crore. With an extended deck as well, the three-bedroom home is about 2,746 sq ft from Rs. 8.63 Crore.

Four bedrooms with a maid's room and deck come to about 3,069 sq ft from Rs. 9.31 Crore. The four-and-a-half-bedroom home with a private garden is about 3,302 sq ft from Rs. 10.23 Crore. The entry plan works out to about Rs. 32,600 per sq ft. Carpet areas are not published, so ask for them.

A finished home with its occupancy certificate carries no GST. Stamp duty and registration apply to every sale. Ask for a cost sheet that shows:

• Base price and the area it is charged on
• Floor-rise and view premiums
• What the furnished plan includes
• Car parking bays included
• Clubhouse fee and maintenance deposit
• Stamp duty and registration on the full value

Phoenix One West does not yet show a published RERA registration number. Ask Phoenix Mills Ltd for it and search the Karnataka RERA website (rera.karnataka.gov.in). The entry lists the approved plans and completion dates, which helps you check that the tower and unit you are shown match what was sanctioned.

Since the towers are finished, you are buying a completed home. Ask for:

• The occupancy certificate for your tower
• The sanctioned building plan showing your unit
• Title deeds and an encumbrance certificate for the 17-acre site
• A draft sale deed stating the area, parking and share of land
• For the garden plan, a written note on who owns and maintains the garden
• The khata for the unit once it is created

A finished home is registered on a sale deed, not an agreement for sale. At this price, have a lawyer read the title chain and the draft before registration. Afterwards, apply for the khata in your name, move the electricity account to yourself and register with the owners' association. If you are buying from an earlier owner, add the seller's deed and a no-dues letter.

Phoenix One West spreads seven 30-floor towers across 17 acres, with 628 homes sharing one set of facilities. The share of open ground has not been published, so ask for the site plan and check which towers carry the plan you want. Images you are shown are as planned by the developer; since the towers are built, walk the grounds and see them as they are.

A morning could start on the jogging track or along the tree-lined boulevard, then move to the gymnasium. The swimming pool has a café beside it, so a swim can turn into breakfast. Outdoor courts take over after work, and children have a play area and an activity area of their own.

Rainy days and evenings move indoors: the games room, a mini theatre for a family film, and a spa with a sauna for winding down. Birthdays and gatherings go to the party area or the clubhouse. With more than six hundred households sharing these spaces, ask how the pool and courts are booked at weekends, and what the monthly maintenance charge is. Also ask how many lifts serve each tower, since on the 25th floor the wait matters every day.
