Prestige Augusta Golf Village

Prestige Augusta Golf Village stands on Augusta Road in Kothanur, pincode 560077, close to the Sai Baba Temple and the Anagalapura area. This is the north-east side of Bengaluru, where Kothanur runs into Horamavu. The developer has not published distances to offices, schools, hospitals or stations, so none are quoted here.

Because the community is finished and lived in, you can test daily life before you buy. Drive from the gate to your workplace at the hour you normally leave, and come back in the evening rush. If you have school-going children, do the morning school run on a weekday. Try a grocery trip and a visit to the nearest clinic as well.

A 100-acre layout also means real distances inside the gates. Some villas are a long walk from the main entrance, the clubhouse or the supermarket space, so check the route from your shortlisted villa to each of them. Ask where guests park, how deliveries reach the inner blocks and whether any lanes see through traffic. Residents you meet on a walk will tell you how the approach roads behave in the monsoon.

Prestige Augusta Golf Village was built in three villa plans, each quoted as built-up area. The Carden is the compact option, a 3 BHK of about 2,400 sq ft. The Bristol keeps three bedrooms but grows to about 3,500 sq ft. The Alden adds a fourth bedroom and measures about 4,300 sq ft. Carpet areas and plot sizes have not been published, so ask the seller for the approved plan of the exact villa.

The developer has nothing left to sell, and there is no current price list. What you pay is agreed with the owner, so compare recent resale deals for the same plan inside the community. There is no GST on a completed resale. Stamp duty and registration are charged on the full value, including the land, so they cost more than on a flat at the same price.

Before agreeing a figure, get these in writing from the seller:

• The sale price and exactly what it covers
• Fittings, furniture and appliances that stay
• Maintenance and golf dues paid up to the transfer date
• Any transfer fee charged by the association
• Any loan on the villa, with a closure letter
• Stamp duty and registration at the guidance value

Prestige Augusta Golf Village has no RERA registration number published for this community yet. You can search the Karnataka RERA website, rera.karnataka.gov.in, by project or developer name, but with handovers from January 2019 the resale papers matter far more than a RERA entry.

Before you pay an advance, ask the seller to show:

• Their registered sale deed from Prestige Group
• The villa's occupancy certificate
• The approved building plan, checked against any later changes
• The khata in the seller's name and the latest tax receipt
• An encumbrance certificate for the years since handover
• A no-dues letter from the owners' association
• A loan closure letter if the villa was bought with a loan

Owners of large villas sometimes extend or enclose terraces after handover. Compare the villa on the ground with the approved plan, because an unapproved addition can cause trouble with a home loan. A lawyer should read the title chain from the land to the seller's deed. You then register a new sale deed in your name and apply for the khata transfer, the power connection and the water connection.

Prestige Augusta Golf Village covers 100 acres, with villas grouped in 16 blocks around a 9-hole golf course. The open-space share has not been published, but the greens take up much of the ground. Where a villa faces the fairway, a corner or an inner lane changes its outlook and privacy a great deal, so walk the plot before you choose.

A morning here might begin with a few holes of golf or a round of the jogging track. The clubhouse holds a gymnasium and a swimming pool, and there is a tennis court for a weekend game. On a quieter afternoon, the library and the landscaped gardens are the calm corners of the community.

Children have a play area, and a games room keeps them busy on rainy days. A supermarket space inside the gates saves the drive for small errands, and the party area hosts family events. Inside each villa, Italian marble covers the main living floors, the master bathroom has a bathtub, and every home gets a door video phone. Ask the association which facilities are open today and what the maintenance charge includes.
