Properties in Horamavu

Horamavu often comes up when Hennur Road or Thanisandra feel too expensive, since it offers North Bangalore access at a lower price. It lies between Banaswadi and Hennur and grew around a lake as the northern belt of the city spread outwards. Anyone comparing apartments in Horamavu will find older houses and newer blocks side by side, which makes it feel lived-in rather than half-finished. It suits buyers who want a settled street more than a brand-new township.

Our listings are mostly apartments with one villa community, and everything is complete. Legacy Saviero, handed over in December 2021, has two- and three-bedroom flats from about Rs. 94 Lakhs. Kolte Patil Mirabilis offers one-bedroom homes and Prestige Gulmohar a range of two- to three-bedroom plans, both sold out with the builder. Prestige Augusta Golf Village, a large villa community, has three- and four-bedroom villas from around Rs. 3.4 Crore. Prestige Gulmohar, on about 3.27 acres, was completed from 2018. Sold-out projects can still be bought as resale.

For work, residents lean on the northern office clusters and on Banaswadi, which has long been a commercial centre for this side of town. Hennur Road lies on one side and Banaswadi on the other, so you can take either route depending on where you are headed.

Road width is the main constraint. Many internal roads were not built for today's traffic, so drive the route to your office at peak hour before deciding. With completed stock, check the occupancy certificate, the society's accounts and any dues on the flat. Ask how the building gets its water and whether it relies on tankers in summer. The lake is a local landmark, so check whether a flat you like faces the water or a busy street.
