Prestige Kings County Plots lies around Jigani and Rajapura, pincode 560105, at the far south of Bangalore. Jigani is home to a large industrial estate, and you reach it by going past Electronic City. The developer has not published a full street address, so ask for the location pin before your site visit.

For most residents, the working day will point north. Electronic City, with its large office campuses, and Hosur Road, the main route towards the city, are both reached by road. The developer has not published distances or journey times. Drive the route at your usual hour to see how long it really takes.

Everyday needs are met in Anekal and in Jigani itself, where you will find shops, schools and healthcare. No specific names or distances are listed, so visit the ones you would use.

Remember that you are buying for the years after 2028. Ask what roads, transport links and services are planned for the area, and weigh them against what exists today. A plot's value depends a great deal on how the neighbourhood grows.

Prestige Kings County Plots publishes six plot types, each with a starting price:

Most sizes come to about Rs. 8,500 per sq ft. The areas listed for the 40 x 50 and 30 x 60 plots do not match their dimensions, so confirm them. You pay stamp duty and registration on the sale deed, and should ask whether GST applies to development charges.

Ask for a cost sheet that shows:

• Maintenance deposit and the payment schedule
