Prestige Temple Bells has its address at 43rd Main Road in Jawaregowda Nagar, Javarandoddi, part of Rajarajeshwari Nagar, pincode 560098. The developer has not published distances to stations, offices, schools or hospitals, so none are quoted here. What a finished project does give you is the chance to test the area as a resident would, before you pay anything.

Plan three trips. Leave the gate at your usual office hour and ride or drive to work, then make the return trip in the evening rush. On a weekend, walk to the nearest grocery, pharmacy and bus stop and time each one.

Ask people who already live here how they get around: which roads jam, where autos wait, where the school buses stop, and whether the lanes flood in heavy rain. With 968 households in nine towers, watch how cars enter and leave the campus at peak hours. Ask how many parking bays come with the flat you are considering, and where guests park. An owner's answer is worth more than any brochure map.

Prestige Temple Bells offered three home types, all measured as built-up area. Two-bedroom flats come in six plans between about 1,157 and 1,178 sq ft. The 2.5 BHK has four plans of about 1,360 to 1,376 sq ft, and the three-bedroom flat has four of about 1,587 to 1,611 sq ft. Carpet areas were not published, so ask the seller for the figure in the sale deed.

Every unit has been sold, so the price is whatever an owner asks and you negotiate. A resale of a finished flat carries no GST. You will pay stamp duty and registration on the sale value, and your bank will value the flat on its own terms. Before you make an offer, get these from the seller in writing:

• Built-up and carpet area as stated in the sale deed
• Tower number, floor and facing
• Covered parking bays conveyed with the flat
• Monthly maintenance and any dues owed to the association
• Corpus fund or transfer fee the association charges
• Any loan still secured on the flat, and the bank's release letter

Prestige Temple Bells has no RERA number published for this project. You can search the promoter and project name on the Karnataka RERA website (rera.karnataka.gov.in), but for a finished home the building's own papers matter more.

Because you are buying from an owner, trace the ownership from the developer to the seller. Ask for:

• Occupancy certificate for the tower
• Sanctioned building plan
• The seller's registered sale deed and the original agreement with the developer
• Khata in the seller's name and the latest tax receipt
• Encumbrance certificate covering the years since the seller bought
• No-dues letter from the residents' association

Have a property lawyer read the full set before you pay an advance. At registration you receive a sale deed in your name. After that, apply to move the khata and the electricity and water accounts to you, and collect the association's rules and any fittings warranties the seller still holds.

Prestige Temple Bells has nine towers on 13.5 acres, so the shared spaces serve a large population. The developer has not published the share of land kept open. Walk the grounds to see how much green lies between the blocks, and read any plans or images as drawn and planned by the developer.

A weekday here might begin with laps of the jogging track or a session in the gym, with the pool close by for a swim. After school, younger children head to the play area, while older ones take to the basketball court, the tennis court or a table tennis table. The games room covers wet afternoons.

Weekends are slower: a stroll through the landscaped gardens, an hour at the spa or sauna, and now and then a performance in the amphitheatre. The clubhouse is the meeting point for most of it. Since these facilities have been in use since 2019, ask the association what has been repaired or upgraded, and what the monthly charge for your flat comes to.
