Buyers who want room to grow on the west side, without leaving the city, often weigh apartments in Rajarajeshwari Nagar. This large suburb off Mysore Road takes its name from its temple and has been built out in stages since the 1980s. Unusually for somewhere this close to the core, it still has open pockets of land. Larger developers have moved in over the last few years as a result.
Most of what we track is apartments, and a good share is still under construction. Listed starting prices run from about Rs. 35 Lakhs at Prestige Temple Bells, completed in 2019, to about Rs. 1.52 Cr at Birla Ojasvi. Birla Estates' development offers one- to three-bedroom flats and row houses, with possession from 2028 onwards. Sattva Simplicity, completed recently, has studios and one-bedroom homes from about Rs. 49 Lakhs. Guru Punvaanii Mannat Plots is an ongoing layout with 20x40 to 30x50 sites from about Rs. 46.7 Lakhs. Homes of one to three bedrooms make up nearly all the supply.
Three links do most of the work here. The Purple Line metro extension serves the suburb, the Mysore Road expressway speeds up trips out of the city, and NICE Road lets you head south or east around the city instead of through it.
The Birla development appears under three names in our records, all showing the same size and home count. Ask the developer exactly which phase and tower you are buying, and check that phase's RERA registration. For completed homes, ask for the occupancy certificate and maintenance charges. For the plotted layout, confirm the approving authority, the khata and whether services are laid. Check water supply arrangements, which can differ between older layouts and newer projects. Drive to your workplace at peak hours before you decide, since routes into the city vary a lot from one end of the suburb to the other.
