Prestige West Woods sits at Gopalapura in Binnipete, BBMP ward 25, pincode 560023, listed under Rajajinagar. This is long-built city rather than a new suburb, so shops, clinics and bus routes are already part of the neighbourhood. The developer has not published distances to stations, offices or schools, so we quote none.

Inner-city living changes how the day runs. Short errands can often be done on foot or in a quick auto ride, while longer commutes go through busy city roads. Drive to your office at your usual time and back in the evening, and do the school run once if it applies to you.

Five 28-floor towers put 567 households on a 7.15-acre site. Stand at the gate at peak hour to see how traffic moves in and out, and ask how many car parks come with a four- or five-bedroom flat. Large homes often mean two or three cars, so confirm the bays in writing.

Prestige West Woods lists two homes, both quoted as built-up area. The four-bedroom plan is about 3,603 sq ft, from Rs. 5.75 Crore, which is about Rs. 16,000 per sq ft. The five-bedroom plan is about 3,981 sq ft, from Rs. 6.30 Crore, or about Rs. 15,800 per sq ft. Carpet areas have not been published, so ask for them.

These are starting prices, and floor and facing will move the figure. Because the building is finished, a home with its occupancy certificate carries no GST. Stamp duty and registration are payable on every purchase. Payment is not linked to construction, so plan to pay in full or through a single loan release. Ask for a cost sheet that shows:

• Base price and the area it is charged on
• Floor-rise and facing premium for the chosen unit
• Car parking and the number of bays
• Clubhouse membership and maintenance deposit
• Stamp duty and registration on the full value
• A line confirming no GST, with the occupancy certificate date

Prestige West Woods has no RERA number published by the developer. Search the project on the Karnataka RERA website (rera.karnataka.gov.in) anyway, and ask Prestige whether one was ever issued. For a finished building bought from the developer, these papers carry the weight:

• Occupancy certificate for the tower you pick
• Sanctioned building plan marking your unit
• Title documents and encumbrance certificate for the land
• Draft sale deed, since a finished home is conveyed by deed
• Khata for the building and the latest tax receipt
• A written statement of any dues or charges on the unit since 2018

A property lawyer should check the set before you pay a booking amount. At handover, the sale deed is registered in your name. Then apply for your own khata and move the electricity and water accounts. Ask the association for its rules, the current monthly charge and any dues attached to the unit.

Prestige West Woods has five towers of 28 floors on 7.15 acres, so much of life here is vertical, with the shared spaces at ground level. The open-space share has not been published, so ask for the site plan and see how the lawns and courts fit between the towers. Treat renders as planned by the developer and check what is built.

A morning might start with laps of the jogging track, a session in the gym or a swim. Children have the play area, and older ones can pick between the basketball court, the tennis court and table tennis. The games room covers wet days.

Evenings and weekends slow down: a walk through the landscaped gardens, an hour in the spa or sauna, or a film in the mini theatre with friends. The clubhouse ties it together. Since everything has been in use for years, ask what has been renovated, how bookings work, and what a four- or five-bedroom owner pays in maintenance each month.
