Since the flats are complete, the papers you need are those for a finished home. Ask for:
- The occupancy certificate for your block
- The sanctioned building plan showing your flat
- Title documents and an encumbrance certificate for the land
- The khata extract and recent property tax receipts
- A no-dues letter from the owners' association
- A draft sale deed to review with your lawyer
On a resale, also ask for the seller's own registered sale deed and the original agreement with the developer. At registration, the sale deed should state the built-up area and the parking bay. Then have the khata and the electricity account moved into your name.
Living at Pride Palatia
Pride Palatia is compact on 1.8 acres, with the flats and the shared facilities close together. The number of blocks, floors and homes has not been published, so ask the association or the developer for the site plan. It shows where your flat faces and how far it is from the pool and the play area. Images you are shown are renders as planned by the developer unless you see the space built.
Days here can start in the gym or with a swim in the pool before work. Children have a play area close to home, which matters in a small complex where you can see them from the balcony. A rainy afternoon can go to the indoor games room, where there is also a billiards table.
