Pride Pegasus

Pride Pegasus stands at Site No. 20 on Hennur Road at Byrathi, directly across from the Bible College, pincode 560077. That landmark makes the gate easy to find for guests, cabs and delivery riders. The road is a main route through north-east Bengaluru, and most of your trips will start by joining it.

The developer has not published distances or drive times to offices, stations, schools or the airport, so we do not list any. The fastest way to judge the location is to live a day of it. Drive from the gate to your workplace at 9 am on a weekday, and come back at 6 pm. If a family member uses buses or cabs, try that route too.

Because the project is already complete and occupied, you can ask residents what daily life is like. Ask them where they shop, which schools their children attend and how long the run to the nearest hospital takes. Their answers are more useful than any brochure.

Finally, stand at the gate at peak hour. On a busy road, the ease of turning in and out can shape your mornings more than the distance to the office.

Pride Pegasus was built in only two plans. The two-bedroom home measures about 1,197 sq ft and the three-bedroom about 1,629 sq ft, both quoted as built-up area. Carpet areas were not published, so read them off the seller's sale deed. Pride Group has no stock left, so any flat you see now belongs to an owner.

That changes how you judge price. An owner sets the figure, based mostly on the block, the floor and the facing, and two flats with the same plan can be listed far apart. Look at several before you make an offer.

A finished home bought from an owner carries no GST. You still pay stamp duty and registration on every sale. Before you agree a price, check:

• The floor, facing and block of the flat
• The carpet area stated in the seller's sale deed
• The number of car parking bays that transfer with it
• Maintenance dues and the association's transfer fee
• Your bank's valuation against the asking price
• Stamp duty and registration on the full value

Pride Pegasus does not show a published RERA registration number. You can search the Karnataka RERA portal, rera.karnataka.gov.in, by project name. For a resale purchase, though, the papers that protect you are the ones that show the flat was built legally and belongs to the seller.

The address lists survey number 115/1, which helps your lawyer trace the land title. Ask the seller for:

• The occupancy certificate for the block
• The sanctioned building plan showing the flat
• The seller's registered sale deed and the original developer agreement
• An encumbrance certificate that shows no loan is left on the flat
• The khata extract and recent property tax receipts
• A no-dues letter from the owners' association

If the seller still has a home loan, the bank must release the original documents before registration. Agree in writing how that loan will be closed. After you register the sale deed, have the khata and the electricity account moved into your name.

Pride Pegasus has two blocks of 14 floors sharing a 1.8-acre plot, with 208 households in all, or about 104 per block. The share of land kept open has not been published. Ask the association for the site plan so you can see where each block stands and where the garden and courts are placed. Any pictures you are shown are renders as planned by the developer, but here you can compare them with what was built.

A morning could start with laps of the jogging track or a session in the gymnasium, then a swim in the pool. After school, children have a play area, and older ones can try the rock climbing wall or the outdoor courts. On a wet day, the games room keeps them busy.

After work, the steam and sauna rooms are there to unwind, and the landscaped gardens make an easy evening walk. Birthdays and festival lunches can move to the party area rather than your living room.

Since everything is built, check how it is kept. Visit on a weekend, see which facilities are in use, and ask the association how the clubhouse is managed.
