For daily errands, the towns of Bannerghatta and Jigani are both reached by road, and they are where you will find markets, schools and doctors. Electronic City is further east, which makes this layout worth a look if someone in your family works there. No distances or drive times are published, so we do not quote them.

A plot is a long-term decision, and the commute will shape how often you use the house. Drive from the site to your office on a working morning, and try the return in the evening. Check how the Koppa Gate junction behaves at peak hour. Look at the nearest bus stop and at how far the school run would be.

Also walk the last stretch from the main road to the layout gate. Its width and lighting matter for construction lorries now and for your family later.

A 30x50 plot takes a compact family house, while a 40x60 plot leaves room for a bigger home with a garden. The price of a specific plot can move with its road width, facing and corner position.

The layout is complete, so GST is not expected on the plot; confirm it in writing. Stamp duty and registration are payable on every sale. Ask for a cost sheet that shows:

  • Plot rate per sq ft and the exact plot area
  • Any premium for corner, park-facing or east-facing plots
  • Clubhouse membership and any development charge
  • Maintenance deposit and the monthly charge
  • Water, power and sewer connection charges

Paperwork and approvals for Pride Vatika Phase 2

Pride Vatika Phase 2 has no RERA registration number published for this phase. Ask Pride Group for it and look it up on the Karnataka RERA portal, rera.karnataka.gov.in. If the layout was approved and finished outside RERA, ask for the completion papers instead.

With a plot, the land papers carry the whole value, so check them before you pay. Ask for:

  • The conversion order that changed the land from farm to residential use
  • The approved layout plan from the planning authority
  • The release order for your plot, since plots are often held back as security
  • Title deeds and an encumbrance certificate covering at least 30 years
  • A sketch showing your plot number, size and road width

At registration, you should get a sale deed for the plot in your name. After that, apply for the khata so that tax is paid by you and a building plan can be sanctioned. Keep the property tax receipts with the deed, since a lender or future buyer will ask for them.

Living at Pride Vatika Phase 2

Pride Vatika Phase 2 covers 23 acres of plots set along internal roads, with shared facilities that all owners use. The share of land kept open has not been published, so ask for the approved layout plan. It will show where each plot, park and civic area lies, and how far your plot is from the clubhouse. Pictures you are shown are renders as planned by the developer unless the space is already built.

You enter through a grand entrance gate. On a weekday morning you might take the jogging track, then a swim or a session in the gymnasium at the clubhouse. Children get a play area of their own, and the sports courts and activity area give older ones room to play once school ends. The games room is there for a wet afternoon.

In the evening, the landscaped gardens are the place for a walk, and the amphitheatre can host a community event. A family celebration can move to the party area rather than your own home.

On a plotted layout, you will live with building work for years as neighbours put up their houses. Ask how the association handles construction hours, debris and damage to the roads.
