Pride Wilasa stands in Anjanadri Layout in Konanakunte, pincode 560062, a residential pocket off Kanakapura Road in south Bengaluru. Handover began here in 2016, so the lanes, shops and services near the gate have had years to settle. You are buying into a finished neighbourhood, not the promise of one.

The developer never published distances to offices, schools, hospitals or stations, and we will not guess them. The useful test is your own routine. Drive from the gate to your workplace at the hour you would normally leave, then make the trip home in the evening rush. Repeat the exercise for the school run if you have children.

Kanakapura Road is a busy arterial road, so the way you reach it from the layout matters as much as the road itself. Note where your block stands in relation to the entrance and how far you walk from parking to your front door. Visit once on a weekday and again at the weekend to hear what the area sounds like. Ask neighbours about water supply and power; after ten years, residents know those answers better than any brochure.

Paperwork and approvals for Pride Wilasa

Pride Wilasa began handing over homes in September 2016, before Karnataka's RERA rules took effect in 2017, and no RERA number has been published for the project. You can still search for it on the Karnataka RERA portal at rera.karnataka.gov.in. On a finished resale, though, the building's own approvals and the seller's title carry more weight.

For a completed home bought from an owner, ask for:

  • The occupancy certificate for the block
  • The sanctioned building plan, to confirm the duplex matches it
  • The seller's registered sale deed and the earlier title chain
  • Khata extract and property tax receipts in the seller's name
  • An encumbrance certificate showing no loan or charge on the home
  • A no-dues certificate from the residents' association

If the owner has altered the duplex, for example by enclosing a balcony or moving a wall, ask whether that work was approved. If a bank still holds the title deeds, agree how the loan will be closed before you pay. On completion, register the sale deed in your name, then apply to transfer the khata and the electricity account.

Pride Wilasa shares its 5 acres between five low blocks of four floors and the open ground around them. With only 130 homes on that land, the campus is quieter than a tower complex, and you can walk it end to end before choosing a unit. Everything is built, so what you see on a visit is the real layout rather than a render.

A weekday might begin on the jogging track or in the gymnasium, with a swim in the pool before work. Children have a play area and outdoor courts after school, while the games room and the activity area rescue a wet afternoon. The clubhouse holds the spa and sauna for a slower evening, and the landscaped gardens are where neighbours tend to meet. Birthdays and family gatherings go to the party area, and the retail spaces cover small errands without a trip outside the gate.

Facilities that have run for ten years need steady upkeep. Ask the residents' association when the pool, the gym equipment and the sauna were last serviced, what the monthly maintenance charge is and whether a repair fund exists. Check too whether the block you like looks onto the gardens or onto another block.
