Provident ADORA DE GOA stands at Zuari Nagar, Vidhyanagar Colony, Chicalim, pincode 403726, close to Dabolim in south Goa. The area around it is already built up, so roads and daily services are in place rather than promised. No distances to named schools, hospitals, beaches or offices have been published, so plan your own routes.

Being near Dabolim helps if you fly often or have family visiting from other cities. Before you buy, drive from the gate to your workplace, your children's school and a hospital you trust, on a weekday and at the hours you would really travel. Check the approach roads too, since weekday traffic can differ a lot from a quiet weekend.

Inside the gates, distance matters as well. On 32 acres, a block near the entrance makes the daily trip out quicker, while a block deep inside may be quieter. Walk from the block you are offered to the gate, the mall and the clubhouse, and time it. That walk is part of daily life here.

Provident ADORA DE GOA has four plans available, all quoted as built-up area. The 1 BHK is about 540 sq ft, from Rs. 63.2 Lakhs. The 2 BHK is about 840 sq ft, from Rs. 79.9 Lakhs. The 3 BHK Comfort is about 1,140 sq ft, from Rs. 1.22 Crore, and the 3 BHK Grand is about 1,500 sq ft, from Rs. 1.49 Crore. Carpet areas have not been published, so ask for them.

Per sq ft, the rates run from near Rs. 9,500 on the 2 BHK to near Rs. 11,700 on the 1 BHK. Block, floor and outlook will move the price above these starting figures.

The project is finished, so no GST applies once your block has its occupancy certificate. Stamp duty and registration in Goa are due on the sale value. Ask for a cost sheet that lists:

• Block, floor, flat number, built-up and carpet area
• Any floor or outlook premium
• Car parking
• Club membership and maintenance deposit
• Stamp duty and registration on the full value

Provident ADORA DE GOA has no RERA number published for the township. Search the Goa RERA portal by project and promoter name to see whether a registration exists and what it covers. For a finished flat, the completion papers of your block matter most.

Before you pay a booking amount, ask Provident Housing for:

• The occupancy certificate for your block
• The approved building plan for the block and your flat
• Title documents and a lawyer's report on the land
• An encumbrance certificate for the survey land
• The draft sale deed naming the block, floor, flat and area

If you buy from an owner rather than the developer, add the owner's registered sale deed, the latest property tax receipt, a no-dues letter from the association and a loan closure letter if needed. At handover, register the sale deed in your name with the Goa sub-registrar. Then move the property tax record and the electricity account into your name.

Provident ADORA DE GOA spreads 18 low blocks of five floors each over 32 acres, with 1,900 homes in all. The open-space share has not been published, so ask for the site plan and find your block on it. Older images are as planned by the developer; the finished township is now the better guide.

A morning could start on the jogging track or in the gym, with a swim before work. After school, children head to the play area, the futsal court or the other outdoor courts, and the games room takes over when the monsoon rains arrive. The landscaped gardens make for an easy evening walk.

Everyday errands can stay inside the gates, since the township has its own mall and retail spaces. The clubhouse and party area handle birthdays and get-togethers. With this many households, ask how the pool and courts are booked at busy times. Also ask what the monthly maintenance is per sq ft and how it has changed since handover.
