Provident Botanico

Provident Botanico stands on Soukya Road, pincode 562114, on the eastern fringe of Whitefield. This stretch lies beyond the busy centre of the suburb and is noticeably greener and calmer. That is the trade: more space and quiet, a little further from the heart of things.

Most working residents will drive back into Whitefield each day, home to the tech parks, shopping malls and big hospitals. Heading the other way, Hoskote and the Old Madras Road are reachable on this same side of the city, which helps if you travel towards Kolar or Chennai. The developer has not published distances or drive times, so none are quoted here.

The best way to judge the location is to live a working day there before you book. Drive from the site to your office at your usual hour, then come back in the evening peak. Find the nearest school your children could attend, and the closest hospital with an emergency ward. Handover is not due until 2028, so shops and services along the road may improve by then, but base your decision on what exists today.

Provident Botanico has four plans on sale, listed here with their starting prices. Two bedrooms: Comfort, 986 sq ft, Rs. 86 Lakhs; Grand, 1,059 sq ft, Rs. 1.02 Crore. Three bedrooms: Comfort, 1,334 sq ft, Rs. 1.25 Crore; Grand, 1,480 sq ft, Rs. 1.49 Crore. The areas are not marked as carpet or saleable, so ask which basis is used.

On the starting prices, the rate runs from close to Rs. 8,700 a sq ft on the smallest home to roughly Rs. 10,100 on the largest. Floor, facing and tower position will push the figure higher. Because the flats are under construction, GST applies on top, and stamp duty and registration are due on every sale. Payments usually follow construction stages. Ask for a cost sheet that shows:

• Base rate and the area it is charged on
• Floor-rise and facing premiums
• Car parking charges
• Clubhouse membership and maintenance deposit
• GST as its own line
• Stamp duty and registration
• The stage-wise payment schedule

Provident Botanico has no RERA registration number published by the developer for this project. Ask Provident Housing for it and find the entry on the Karnataka RERA portal at rera.karnataka.gov.in. A community of nine towers is often registered in phases, so make sure the number you are given covers the tower you are buying in.

At this under-construction stage, ask for:

• The RERA certificate for your phase or tower
• Title documents and an encumbrance certificate for the land
• The land conversion order for residential use
• The sanctioned building plan and the commencement certificate
• A draft agreement for sale with the handover date and payment schedule
• A written list of what is included in the price

Read the delay clause in the agreement carefully, since handover is some years away. Check the quarterly updates on the RERA portal against what you see on site. When the home is ready, ask for the occupancy certificate before you take possession, then register the sale deed and have the khata issued in your name.

Provident Botanico places nine towers, none above 18 floors, across 17 acres, with the clubhouse, courts, play areas and gardens shared by all 1,275 homes. With that many neighbours, ask where your tower stands in relation to the clubhouse, the main gate and the road. Towers deep inside the site tend to be quieter, while those near the entrance are easier for deliveries and guests.

A weekday might start on the jogging track or in the gymnasium, then a swim before the commute. After school, children can use the play area and the sports courts, while the indoor games zone and the activity spaces take over on wet evenings. The health centre is useful for routine check-ups without a trip into town, and the retail spaces handle small errands.

Weekends are when a community this size comes together. Birthdays and gatherings can move to the multipurpose party area, and the landscaped gardens give families space to walk. All images you see are as planned by the developer, and nothing is built yet. Ask which facilities will open with the first towers and which will follow later, since early residents often wait for the full list.
