Provident Capella stands on Soukya Road, pincode 562114, on the eastern side of Whitefield. The campus covers 23 acres along the road. Because the project is finished and occupied, the approach roads, shops and services around it are already there, not items on a promise list.

The developer has not published distances to offices, stations, schools or hospitals, so none are quoted here. Most residents who work in Whitefield will drive back towards the centre of the suburb each morning. If your office is further west in the city, the daily trip will be longer, and that is worth testing rather than guessing.

Plan one visit on a weekday morning and one in the evening rush. Time the drive to your workplace and back, find the nearest school and the nearest hospital with an emergency ward, and note where you would buy groceries. Talk to a couple of residents at the gate about power, water and delivery access. A finished project gives you the chance to learn how daily life actually works before you pay, so use it.

Each works out to about Rs. 8,500 a sq ft. The areas are not labelled as carpet or saleable, so ask which basis applies. A flat covered by an occupancy certificate carries no GST, while stamp duty and registration apply to every purchase. Higher floors in an 11-storey tower usually cost a little more. Ask for a cost sheet that lists:

  • Base price for the exact flat, floor and facing
  • Car parking, and whether a bay is included
  • Clubhouse membership and maintenance deposit
  • Advance maintenance, if any
  • Stamp duty and registration on the full value

Paperwork and approvals for Provident Capella

Provident Capella has no RERA registration number published by the developer for the project. Ask Provident Housing for it and look up the entry on the Karnataka RERA portal at rera.karnataka.gov.in. A finished project is judged mainly on its completion papers, so treat the RERA entry as a cross-check rather than the whole story.

For a completed flat, ask for:

  • The occupancy certificate covering your tower
  • The sanctioned building plan, to confirm your flat matches it
  • Title documents and an encumbrance certificate for the land
  • The khata for the property and the latest tax receipt
  • A draft sale deed naming the flat, its area and parking

If you are buying from an earlier owner rather than the developer, add the seller's registered deed and a no-dues letter from the residents' association. When the deal closes, register the sale deed in your name. Then transfer the khata and the electricity account, and keep copies of every tax receipt for when you sell or take a loan later.

Since the buildings are up, you can see for yourself which towers face open ground and which look across at a neighbouring block.
