Provident Central Park

Provident Central Park has its address at Sy No. 2, Judicial Layout, inside Vakil Garden City, pincode 560062, off Kanakapura Road in south Bengaluru. The flats are within a planned residential layout, not on the road frontage. That means less honking at your window, and a short internal drive before you join the main road each day.

Kanakapura Road is one of the long-established arterial roads of the south, so buses, shops and services along it are well settled. The developer has not published distances to offices, schools, hospitals or metro stations, and none are quoted here. Test the journeys that matter to you instead.

Drive from the gate to your office at your usual hour, and make the return trip in the evening peak. Do the school run once, and find the nearest hospital with an emergency ward. Ask which block is nearest the boundary road and which lies deeper inside, since that shapes how much noise a flat hears. Because the project is finished, a weekday and a weekend visit will show you the real traffic and neighbourhood, not a forecast of them.

Provident Central Park offers five plans, each with its starting price:

• 1 BHK: 525 sq ft, Rs. 40.9 Lakhs
• 2 BHK: 700 sq ft, Rs. 52 Lakhs
• 2 BHK: 900 sq ft, Rs. 61.6 Lakhs
• 3 BHK: 1,100 sq ft, Rs. 74.1 Lakhs
• 3 BHK: 1,300 sq ft, Rs. 89.7 Lakhs

The rate drops as homes get larger, from roughly Rs. 7,800 a sq ft on the 1 BHK to about Rs. 6,700 on the 1,100 sq ft three-bedroom plan. Areas are not labelled as carpet or saleable, so ask which applies. A flat covered by an occupancy certificate carries no GST; stamp duty and registration apply on every sale. Ask for a cost sheet that shows:

• Base price for the exact flat, floor and facing
• Car parking and the number of bays
• Clubhouse membership and maintenance deposit
• Stamp duty and registration on the full value

Provident Central Park has no RERA registration number published by the developer for the project. Ask Provident Housing for it and search the entry on the Karnataka RERA portal at rera.karnataka.gov.in. On a finished home, the completion and title papers carry most of the weight, and the RERA entry is a useful cross-check on what was approved.

For a completed flat, ask for:

• The occupancy certificate covering your block
• The sanctioned building plan, to confirm your flat matches it
• Title documents and an encumbrance certificate for Sy No. 2
• The khata for the property and the latest property tax receipt
• A draft sale deed stating the flat number, area and parking

Buying from an earlier owner rather than the developer? Add the seller's registered deed and a no-dues letter from the residents' association. On completion, register the sale deed in your name, transfer the khata and the electricity account, and keep all tax receipts for any future sale or loan.

Provident Central Park has a master plan of three blocks of 14 floors on 20 acres, with 327 homes between them. Ground not taken by buildings goes to gardens, courts and the clubhouse. Walk the site before choosing a flat to see which block faces the gardens and which faces the boundary, and how far each is from parking and the gate.

A morning might begin on the jogging track or in the gymnasium, followed by a swim. Children can shoot hoops on the basketball court or play on the outdoor courts after school, and the kids' play area suits the younger ones. Table tennis and the games room carry the fun indoors when it rains.

Evenings and weekends bring families to the landscaped gardens, and birthdays or small functions go to the party area. The retail spaces inside the campus handle milk, bread and small errands without leaving the gate, which helps older parents most. All this is already built and in use, so look at how well it has been kept. Ask the residents' association about the monthly charge, the pool's upkeep and any planned repairs.
