Provident East Lalbagh stands on Soukya Road, pincode 562114, along the eastern edge of the wider Whitefield area. The road links Whitefield further east, and this stretch is less crowded than the suburb's busy core. For many buyers, that calmer setting is the appeal.

The developer has not published distances or travel times to any school, hospital, station or office. Rather than rely on a map, live a working day there. Leave the site at your normal hour, drive to your office, and come back in the evening rush. Find the school your children would attend and the nearest hospital with an emergency ward.

A campus of 1,100 homes on 14 acres will bring a lot of traffic to its own gates. Ask where the entry and exit points will be, how deliveries and school buses will get in, and where visitors will park. Walk the internal roads on the site plan to see how far your tower would be from the gate. Handover is due from December 2027, and the road may improve before then, but judge it on what you can see today.

Provident East Lalbagh has four plans on offer, with starting prices:

• 2 BHK Comfort: 986 sq ft, Rs. 89.9 Lakhs
• 2 BHK Grand: 1,059 sq ft, Rs. 96.9 Lakhs
• 3 BHK Comfort: 1,334 sq ft, Rs. 1.20 Crore
• 3 BHK Grand: 1,480 sq ft, Rs. 1.30 Crore

That works out to roughly Rs. 9,100 a sq ft on the smallest home and near Rs. 8,800 on the largest. Areas are not labelled as carpet or saleable, so ask which applies. Because the flats are under construction, GST applies, along with stamp duty and registration. Floor and facing premiums will lift the price in 24-floor towers. Ask for a cost sheet that shows:

• Base rate and the area it is charged on
• Floor-rise and facing premiums
• Car parking
• Clubhouse membership and maintenance deposit
• GST as its own line
• Stamp duty and registration
• A stage-wise payment schedule

Provident East Lalbagh has no RERA registration number published by the developer. Ask Provident Housing for it, then look up the entry on the Karnataka RERA portal at rera.karnataka.gov.in. A nine-tower project is often registered in phases, so make sure the number covers the tower you are buying in, and note the completion date it declares.

At this under-construction stage, ask for:

• The RERA certificate for your phase or tower
• Title documents and an encumbrance certificate for the land
• The land conversion order for residential use
• The sanctioned building plan and the commencement certificate
• A draft agreement for sale with the handover date and delay terms
• The payment schedule tied to construction stages

Keep checking the quarterly progress updates on the RERA portal against what you see on site. When the flat is ready, ask to see the occupancy certificate before taking the keys. Then register the sale deed and have the khata issued in your name.

Provident East Lalbagh has nine towers of 24 floors on 14 acres, with the clubhouse, courts, gardens and play areas in the ground between them. In a dense plan like this, where your tower stands decides much of your daily experience. Ask to see the site plan with your tower marked, and check how close it is to the next tower, the clubhouse and the boundary road.

A normal day might begin on the jogging track or in the gymnasium, with a swim before work. Once school is out, children can use the kids' play area and the sports courts, while the indoor games zone and activity spaces cover the rainy months. The health centre gives you a place for routine check-ups nearby, and the retail spaces handle quick shopping.

At weekends, families fill the landscaped gardens, and the multipurpose party area hosts birthdays and festivals. With 1,100 households sharing these spaces, ask how the pool and courts will be booked at peak times. All images shown are as planned by the developer, and the facilities are not built yet.
