Provident Green Park

Provident Green Park is at T.S. No. 42/3 and 44/2, Perur Main Road, Coimbatore 641026. Perur Main Road is a settled residential stretch of the city, so shops, schools and clinics should already be part of the area rather than promised for later. No distances to named places have been published.

With 560 households at one address, the approach from the main road and the entry gate get busy at school and office hours. Stand at the gate around 8.30 in the morning and see how quickly cars get out onto Perur Main Road. Then drive to your office and your children's school at the times you would really travel.

An established project has one big advantage: people already live there. Talk to a few residents about daily life. Ask how reliable the water supply is through the summer, how the roads nearby hold up in the rains, and how long a trip to the nearest hospital takes. Their answers will tell you more than any location map, and they cost you nothing.

Provident Green Park was built with one-, two- and three-bedroom flats. All three are marked sold out, and their sizes have not been published. On a resale, the sale deed and the approved plan are where you find the area you are paying for. Ask whether the figure is built-up or carpet area before you compare prices.

A completed flat with an occupancy certificate carries no GST. Stamp duty and registration in Tamil Nadu are charged on the sale value. Before you agree terms, ask for:

• What the price includes, such as a car park and fittings
• Maintenance dues cleared, with a no-dues letter
• Any association transfer fee
• Stamp duty and registration on the sale value

Provident Green Park has no published RERA number. Search the TNRERA portal by project name and promoter to see whether a registration exists. The status labels on file disagree, one saying pre-launch and the other presenting a finished, sold address, so the occupancy certificate is the document that decides it.

On a resale, you are checking the seller's title as much as the building. Ask for:

• The occupancy certificate and the approved building plan
• The seller's registered sale deed and the original deed from Provident
• A 30-year encumbrance certificate for the land
• The seller's property tax assessment and the latest receipt
• A no-dues letter from the residents' association
• A loan closure letter from the bank, if the seller had a home loan

Check that the name on every document matches the person selling to you. Once you pay, register the sale deed in your name at the sub-registrar's office. Then move the property tax assessment and the electricity connection into your name, and have your own lawyer review everything before the advance.

Provident Green Park holds 560 homes in five-floor buildings spread over 9 acres. That is a wide, low layout rather than a cluster of towers. The number of blocks, the open-space share and the site plan have not been published, so ask the association or the seller for the approved layout. Any images you find online are renders as planned by the developer, while the site itself is the real guide.

A low-rise building changes small parts of your day. Waiting for a lift is shorter, and on the lower floors you may skip it altogether. Ground-level gardens are closer to your door, and children can be let out to play within sight of the flat.

No amenity list has been published, so do not assume a pool, gym or clubhouse. Walk the campus and note what exists: play areas, walking paths, a hall, a gym. Then ask the association what the monthly maintenance covers, whether it has risen recently, and whether any big repairs, such as painting or lift replacement, are due.
