Provident Kenworth

Provident Kenworth Overview

Provident Kenworth is a ready-to-move apartment project by Provident Housing, the more affordable brand of the Puravankara group, in Rajendra Nagar, south Hyderabad. The township offers studios, 1 BHK, 2 BHK and 3 BHK homes from Rs. 99 Lakhs, in Shivrampalli Village, Rajendra Nagar (500052), beside Pillar 293 of the PVNR Expressway. It suits south-west Hyderabad buyers who want a finished home near the airport road and often compare resale and developer prices.

The project is ready to move. Its occupancy certificate, number 1/C11/09822/2020, was issued in 2020, and families have lived here since. You are buying into an established community with working facilities and an owners' association, not a promise. One phase was once sold as The Pearl; today the township is marketed as a single project.

The scale is large: about 2,300 flats in 17 towers across 20 acres, and every tower has ten storeys over a ground level and a double basement. Saleable sizes run from a 380 sq ft studio up to three-bedroom flats near 1,340 sq ft. Unsold flats with the developer begin at Rs. 99 Lakhs. Resale asking prices begin near Rs. 39 Lakhs, and work out between about Rs. 6,400 and 8,700 per sq ft. Since the township is complete, no GST applies to any purchase.

This suits a first-time buyer, a small family or an investor who wants a completed flat with a sports-heavy clubhouse and quick access to the airport. It also suits families tied to the old city, which is close by. Look elsewhere if you want a large three-bedroom home, since the biggest plans here are modest, or if a quiet low-density setting matters more to you than facilities. Buyers working in the western IT districts should time that commute before choosing.

About Hyderabad

Ask where people are buying flats in Hyderabad and the answer, most of the time, is the west. That tilt is the most useful fact to know before you start. The city's jobs, its fastest roads and most of its new towers have moved in the same direction. If you work there, your search is simpler. If you do not, it pays to know what you would give up by following the crowd.

Getting around from Provident Kenworth

Provident Kenworth stands in Shivrampalli Village, Rajendra Nagar, where door number 6-1-33 faces the Inner Ring Road and Pillar 293 of the PVNR Expressway. This part of south-west Hyderabad is long settled, so shops, clinics and transport are already around you.

The biggest daily advantage is the expressway. Built as an elevated road, it carries you over local traffic on a direct run to the airport, about 17 km out. If you fly for work every week, that matters more than any clubhouse.

Healthcare is close. A multi-speciality hospital, Sri Chandra, is roughly half a kilometre from the gate. For weekends, Nehru Zoological Park is about 5.2 km away. Falaknuma station is roughly 8.3 km off, and Charminar with the old city markets roughly 9 km.

No figures are given for the drive to schools or to the western IT districts. Make that trip yourself on a working morning, and time the return in the evening. Check where you join the expressway and whether a toll applies. If you look at a flat in an outer tower, stand on its balcony at rush hour and listen to the traffic on the flyover.

Homes and prices at Provident Kenworth

Provident Kenworth offers four home types, sized as saleable area. Studios measure close to 380 sq ft, and one-bedroom flats between roughly 610 and 650. Two-bedroom flats span roughly 928 up to 1,110 sq ft; three-bedroom flats roughly 1,048 up to 1,340. Carpet sizes are missing, so get them in writing.

Pricing comes from two directions. Provident's own unsold flats begin at Rs. 99 Lakhs. On resale, owners ask upward of Rs. 39 Lakhs (studio), Rs. 49 Lakhs (one bedroom), Rs. 64 Lakhs (two) and Rs. 85 Lakhs (three), topping out near Rs. 1.15 Crore. That is between about Rs. 6,400 and 8,700 per sq ft.

With the occupancy certificate in place, no GST is charged. Stamp duty and registration apply to every sale. Get a written cost statement from the developer or seller covering:

  • Price and whether it is on saleable or carpet area
  • Car parking allotment and any charge for it
  • Clubhouse membership and maintenance deposit
  • Association transfer fee on a resale
  • Pending maintenance dues, cleared before registration
  • Stamp duty and registration on the full value

Paperwork and approvals for Provident Kenworth

Provident Kenworth carries the occupancy certificate 1/C11/09822/2020, as cited by the developer. Seventeen towers are often certified one batch at a time, so ask for the certificate that names your tower. On resale portals the project carries Telangana RERA number REA02400000010; Provident does not print it on its own site. Look it up on the TS-RERA portal and check which towers it covers.

If you buy from Provident Housing, ask for:

  • The occupancy certificate for your tower and the sanctioned plan
  • Parent title deeds and a current encumbrance certificate
  • A draft sale deed and an itemised cost sheet

If you buy from an owner, ask for:

  • The registered deed in the seller's name, and every earlier deed back to Provident
  • A fresh encumbrance certificate for the flat
  • Recent tax receipts, plus power and water bills
  • A no-dues letter from the owners' association

A completed flat is bought on a sale deed, so have a lawyer read it first. After registration, move the property tax record, utility connections, parking allotment and association membership into your name.

Living at Provident Kenworth

Provident Kenworth was planned as a township around sport and the arts. The 17 towers run along the edges of the 20-acre site, and the middle is kept for courts, grounds and the clubhouse. Because residents have lived here since 2020, you can see everything built and in use rather than as renders.

A child here can spend an afternoon on the mini football or mini hockey pitch, shoot hoops on the basketball court, or practise in the cricket net. Older players have two tennis courts, squash, a court shared by volleyball and kabaddi, archery, and a sandpit for high and long jump. A jogging track loops the grounds.

For quieter hours, the hanging garden has a meditation corner, and there is a small music studio. The amphitheatre hosts community events. The clubhouse holds a gymnasium with an aerobics space, a swimming pool and a pair of restaurants, plus a creche that helps working parents. Security runs round the clock.

About 2,300 households share all this, so ask the owners' association about the monthly maintenance charge. Find out which facilities are free, which need booking or a fee, and whether both restaurants are running.

Frequently Asked Questions

Is it cheaper to buy resale than new stock?
Usually, because resale covers the small flats too. Provident's unsold flats, mostly larger two- and three-bedroom units, begin at Rs. 99 Lakhs, while owners ask near Rs. 39 Lakhs for a studio. Set Provident's written quote against a few recent resale prices in your tower.
Is GST payable here?
No. With the occupancy certificate issued, a finished flat attracts no GST, new or resale. Stamp duty and registration are still payable to Telangana at the time you register your deed, so budget for them.
Where is Provident Kenworth in Rajendra Nagar?
Shivrampalli Village, pincode 500052, by the Inner Ring Road and the PVNR Expressway flyover near Pillar 293. The airport is roughly 17 km by the expressway, and a multi-speciality hospital roughly half a kilometre from the gate.
How do I check the RERA number?
The number quoted on resale portals is REA02400000010; Provident does not print it. Search it on the TS-RERA portal, confirm which towers it covers, and ask for the occupancy certificate naming your tower.
Is a studio here a good rental buy?
Studios near 380 sq ft and one-bedroom flats between roughly 610 and 650 sq ft are compact homes that draw single tenants. Ask owners in the tower what rent similar flats fetch, and check the monthly maintenance, before you work out the return.
What was The Pearl?
The Pearl was the sales name given to a group of towers inside this township. It is not a separate project. If a seller uses that name, ask which tower it means and check that the sale deed and occupancy certificate cover that tower.
