The developer has not published distances to metro stations, bus depots, schools, hospitals or offices, so we give none here. Treat any figure you are told by a seller as a claim to test. The simplest test is to drive your real commute at the hour you would really leave, and to drive back in the evening peak as well.
If you have children, time the school run too, both ways. If you rely on buses or shared autos, stand at the nearest stop at 8.30 in the morning and see how long you wait. Visit once on a weekday and once on a weekend to learn how the road behaves.

With one size across all four blocks, price differences should come from position and condition. A high floor with open views, a quiet facing, a well-kept kitchen and bathrooms, and useful fittings left behind can all justify more. A flat facing the road or a neighbouring block should cost less. See at least two similar flats before you make an offer.
A finished home with an occupancy certificate carries no GST on resale. Stamp duty and registration apply to the value you agree. Ask the seller to put these in writing:
- Agreed sale price for the flat
- Car parking allotted to the flat, covered or open
- Latest maintenance receipt, with no dues pending
- Transfer or joining fee charged by the association
- Stamp duty and registration on the full value
- Items and fittings that stay with the home
Paperwork and approvals for Provident Neora
Provident Neora does not yet show a RERA registration number. Ask the seller or Provident Housing for it, and check it on the Karnataka RERA website (rera.karnataka.gov.in) before you pay a token amount. A valid entry shows the approved plan and the completion details the developer filed.
In a resale of a finished flat, most of your checks concern the seller's ownership. Ask to see:
- Occupancy certificate for the block
- Approved building plan with the unit marked
- Registered sale deed from the developer to the seller
- Khata in the seller's name and the latest property tax receipt
- Encumbrance certificate from the date of the first sale
- Loan closure letter, or the bank's payoff figure if a loan is open
- No-dues letter from the owners' association
Every owner named on the deed must sign the sale. Have a lawyer read the chain of documents before you pay an advance. Once the sale deed is registered in your name, transfer the khata and the electricity connection, and register with the association.

With about 249 households sharing one set of facilities, ask the association how pool and party-area slots are booked. Also ask how busy the gym gets in the morning, and what the current monthly maintenance charge is.
