Provident ParkWoods

Provident ParkWoods stands at Survey No 98 on Thanisandra Main Road, close to M.S. Nagar Road, in pincode 560064. Thanisandra Main Road is the route for almost every trip, into the city or further north.

The developer has not published distances to metro stations, schools, hospitals or offices, so we give none. If anyone quotes a travel time, check it yourself. Drive to work at the hour you would really set out, and come back in the evening rush.

If you have children, time the school run in both directions. If you use buses, cabs or autos, stand on the main road at 8.30 a.m. and see how long you wait. A weekend visit shows how busy the road is on shopping days.

Inside the gate, six towers on 4.5 acres mean some flats are close to the entrance and others well back from it. Flats near the gate see more movement; flats further in are usually quieter. Walk from the unit you like to the clubhouse and the gate. Check where visitors park and how the entrance copes at 9 a.m. and 6 p.m.

Provident ParkWoods lists five plans, all as built-up area:

• 2 BHK, roughly 1,050 sq ft: Rs. 50 Lakhs upwards
• 2 BHK, roughly 1,080 sq ft: Rs. 51 Lakhs upwards
• 3 BHK, roughly 1,300 sq ft: Rs. 62 Lakhs upwards
• 3 BHK, roughly 1,360 sq ft: Rs. 65 Lakhs upwards
• 3 BHK, roughly 1,430 sq ft: Rs. 68 Lakhs upwards

Across all five the rate is close to Rs. 4,800 per sq ft, so you pay for space at a steady rate. Floor and facing premiums are charged over these figures, and carpet areas are not published. Ask for both before comparing units.

A finished home with an occupancy certificate carries no GST. Stamp duty and registration are always extra. Ask for a cost sheet that shows:

• Base price and the area it is charged on
• Floor-rise and facing premium
• Car parking included with the flat
• Maintenance deposit and corpus contribution
• Stamp duty and registration on the full value
• Transfer fee, if the seller is an owner

Provident ParkWoods has no RERA registration number published by the developer. Ask Provident Housing for it and check it on the Karnataka RERA website (rera.karnataka.gov.in) before paying a token amount. The entry would list the approved plan and the completion details.

Since the homes are finished, ask for the papers a completed flat should carry:

• Occupancy certificate for your tower
• Approved building plan with the unit marked
• Title documents for Survey No 98
• Encumbrance certificate for the property
• Khata and the latest property tax receipt
• A draft sale deed for your lawyer to review

Check that the tower and unit number on each document match the flat you saw. If you are buying from an owner, add the seller's registered sale deed, a no-dues letter from the association and a loan closure letter. All owners on the deed must sign the sale.

After registration, transfer the khata and the electricity account into your name, and register with the owners' association.

Provident ParkWoods holds about 424 households on a 4.5-acre site, in six towers of 18 floors. Tall buildings on a modest plot mean the shared spaces work hard. Layout images are as planned by the developer, so walk the grounds to see what was built.

An early start could be a run on the jogging track through the landscaped gardens, a session in the gymnasium, or laps in the swimming pool. After school, small children use the kids' play area. Older ones head for the basketball court, the table tennis tables and the other outdoor courts.

The clubhouse holds the games room for a rainy day and brings neighbours together. The party area takes birthdays and small family functions. Retail spaces inside the gate cover everyday errands without taking the car out.

Since the project was finished in 2021, you can judge the upkeep directly. Look at the pool water, the gym equipment and the state of the play area. Ask the association what the monthly maintenance charge is and how facilities are booked. In an 18-floor tower, check how many lifts serve your block and how long the morning wait is.
