Provident Winworth stands at Marottichuvadu in Edappally, Ernakulam, Kerala 682024. Edappally is a long-settled part of Kochi known for its shops and homes, so daily errands do not depend on facilities that are yet to come. The developer has not published distances to offices, stations, schools or hospitals, so none are quoted here.

That means you should test the journeys yourself. Drive from the site to your workplace at the time you would normally leave, and make the trip back in the evening rush. If children are part of the plan, time the morning school run as well.

A plot of about 16 acres has more than one edge, and the towers will not all face the same way. Ask for the site plan and see which tower is nearest the gate, which looks onto the main road and which onto quieter ground.

Visit once on a weekday morning and once in the evening. Note how the approach road handles traffic, how easy it is to find an auto, and what the area feels like beyond the compound wall. Those are the things you will live with every day.

Provident Winworth has released one plan: two bedrooms plus a study, measuring 1,085 sq ft of built-up area. A study gives you a room for work calls or a guest bed without paying for a full third bedroom. The carpet area is not published, so ask for it before you compare with other projects.

Prices start at Rs. 1.19 Crore, which is close to Rs. 11,000 a sq ft of built-up area. No other price has been published, and the starting figure is usually for a lower floor, so ask what the unit you want will cost.

Since the home is under construction, GST is payable. Stamp duty and registration are extra, as they are on every purchase. Payments are usually tied to construction stages, so check each instalment against real progress on site. Ask for a cost sheet that shows:

• Base price and the area it is charged on
• Floor-rise and facing premium
• Car parking charge
• Clubhouse membership fee
• Maintenance deposit at handover
• GST, stamp duty and registration, each shown separately

Provident Winworth is registered with Kerala RERA under K-RERA/PRJ/ERN/020/2022. Look it up on the K-RERA website yourself. Match the promoter's name, the land, the approved plan and the completion date there with the brochure and the sales pitch.

Because the towers are still being built, no occupancy certificate exists yet. At this stage, ask for:

• The RERA registration certificate
• Approved building plan and layout for your tower
• Title documents for the land and an encumbrance certificate
• A draft agreement for sale with the handover date written in
• The construction-linked payment schedule
• An allotment letter naming your tower and unit

With the June 2026 date now here, check the agreement for what happens if handover slips: the compensation owed and the revised date. RERA gives you rights on delays, so read that clause closely.

At handover, ask for the occupancy certificate for your tower before you take the keys. Then register the sale deed in your name and apply for the property tax transfer with the local body.

Provident Winworth places four towers on roughly 16 acres, which leaves room for open ground between them. The floor count and the total number of homes have not been released. Since the site is still under construction, ask for the layout drawing and see where your tower stands relative to the clubhouse and pool.

Much of daily life would revolve around a clubhouse of about 20,000 sq ft. You might begin the day on the yoga deck, then use the gymnasium before work. Evenings could mean a game of squash, a round at the bowling alley, or a session in the kalari court, a nod to Kerala's own martial art.

The infinity pool is the place to cool off. Children have a play area, and day care for young children is planned inside the campus, useful if both parents work. A herb garden, a court for mixed games and a hall for gatherings for gatherings complete the list.

These are facilities as planned by the developer. On a project still being built, shared spaces tend to open in stages, so ask which ones will be ready when your tower is handed over.
