Purva Skydale

Purva Skydale has its gate on Silver County Road in Harlur, pincode 560068, inside Phase 2 of the Lakedew Residency layout. The main road serving this pocket is Haralur Road, so most trips start with the stretch from the layout to that road.

The developer has not published distances or travel times, so you will need to test the journeys that matter to you. Drive to your office on a weekday morning and come back in the evening rush. Time both, and repeat on a second day if the first seemed unusual.

One advantage of a building finished in 2019 is that the neighbourhood is no longer a promise. The roads, shops and services around the layout are what they are, and you can judge them directly. Walk the lanes around Silver County Road in the evening to get a feel for noise and traffic.

If you have children, list the schools you would consider and time those runs at school hours. Ask residents which schools, hospitals and markets they actually use; they are the best source you have.

Inside the campus, check how far your block is from the gate and from the clubhouse. With three blocks on 4.65 acres, the difference is small but worth knowing.

Purva Skydale is sold out: every home has been sold by the developer. What follows is what the homes were, so you can judge a resale offer.

There were four layouts, all quoted as built-up (saleable) areas:

• 2 BHK: roughly 1,340 sq ft
• 2 BHK: roughly 1,370 sq ft
• 3 BHK: roughly 1,700 sq ft
• 3 BHK: roughly 1,929 sq ft

Each owner sets their own resale price. Compare several flats of the same size, and adjust for floor, facing, view and the condition of the interiors. A flat that needs new fittings or paint is worth less than one ready to move into.

No GST applies on a resale flat in a completed building. You will pay stamp duty and registration on the sale value.

Before you agree a price, check:

• The carpet area and floor plan of the exact flat
• How many car parking slots come with it, and whether they are allotted in writing
• Pending maintenance dues and any special levy
• Whether the flat carries an outstanding home loan
• What fittings and furniture are included in the price

Purva Skydale has no RERA registration number published yet. If a seller or agent quotes one, verify it on the Karnataka RERA website. For a building finished in 2019, the handover documents are what protect you.

Ask the seller for:

• The occupancy certificate for the block
• The seller's registered sale deed from Puravankara
• The khata in the seller's name and the latest property tax receipt
• An encumbrance certificate covering recent years
• The approved building plan showing the flat
• A no-dues letter from the residents' association

If the seller has a home loan on the flat, you will need a letter from the bank stating the outstanding amount, and the loan must be closed at or before registration. Your own lender will ask for most of these papers, so collect them early.

Make sure the name on every document matches the owner who signs the sale deed. After registration, transfer the khata and the electricity account to your name, and register with the association.

Purva Skydale spreads 314 homes over three blocks, each 16 floors tall, on 4.65 acres. Because everything is built and in use, you can see exactly how the blocks, open spaces and facilities work together before you decide.

A normal day might start in the gymnasium or with a swim in the pool at the clubhouse. The jogging track is there for a run, and the basketball court and other outdoor courts fill up in the evenings.

Indoors, the games room has table tennis, which gives older children and adults something to do when it rains. Younger children have a play area, and landscaped gardens run between the blocks. A party area handles birthdays and small gatherings.

Retail spaces inside the campus take care of quick errands, which saves a drive for milk or bread.

Since residents have used these spaces from 2019, their condition matters as much as the list. Look at the pool, the gym equipment and the courts on your visit. Ask the residents' association what repairs have been done, what is planned, and how the maintenance fund stands. A well-run association is one of the best signs in a resale purchase.
