Radiance Blossom Villas stands on Budigere Road, pincode 562129, in the Budigere Cross area. Your daily trips will start on this road, whether you are heading to work, dropping children at school or going out for groceries. A villa community of 65 homes adds only a modest number of cars to the approach, so the gate should rarely be congested.

The developer has not published distances or drive times to offices, schools, hospitals or stations, so we do not quote any here. That makes a trial run more important than usual. Drive from the gate to your workplace at your normal hour on a weekday, then drive back in the evening. Try the school route at drop-off time as well.

Look at what is within easy reach too. Find the nearest pharmacy, grocery store and hospital, and check how long each takes to reach at night. Note the state of the road in front of the gate, whether streetlights work, and how easy it is to book a cab here. Visit once on a weekday and once at the weekend before you decide.

Radiance Blossom Villas has only four-bedroom villas on two floors, offered in two sizes quoted as built-up area. The smaller villa is about 2,217 sq ft at Rs. 1.35 Crore, and the larger about 2,738 sq ft at Rs. 1.66 Crore. That is about Rs. 6,100 per sq ft on either villa. The plot area of each villa has not been published, so ask for it along with the carpet area.

Because the project is complete, no GST applies to a villa that already has its occupancy certificate. Stamp duty and registration are payable on the full sale value. With land included in a villa sale, those charges will be higher than on a flat of the same price, so budget for them. Ask for a cost sheet that lists:

• Villa price and the built-up and plot areas it covers
• Premium for a corner or park-facing plot, if any
• Car parking arrangement inside the plot
• Clubhouse membership and the maintenance deposit
• Charges for the power and water connections
• Stamp duty and registration on the full value

Radiance Blossom Villas has no RERA registration number published by the developer. Ask Radiance Realty for it and search the Karnataka RERA website (rera.karnataka.gov.in). The entry would confirm the promoter, the approved plan and the completion filings for the villas.

A villa brings you both a house and the land under it, so the title needs close checking. Ask for these before you book:

• Occupancy certificate for your villa
• Approved layout and building plans, with your plot marked
• Land conversion order for residential use
• Title documents and an encumbrance certificate for the land
• Draft sale deed showing the plot area and the villa area

Since the villas are complete, your purchase should be registered on a sale deed, not an agreement for sale. After registration, have the khata transferred into your name and pay the first property tax. If you are buying from an existing owner, add their registered deed and a no-dues letter from the residents' association.

Radiance Blossom Villas places 65 two-storey villas on 5 acres inside a boundary wall. In a villa community, where your plot is placed shapes daily life: the direction it faces, how close it is to the clubhouse and whether it backs onto another house or open ground. Ask for the master plan and check the position, orientation and garden of the exact villa you are offered.

A morning here could begin on the jogging track or in the meditation and yoga area, followed by the gymnasium or a swim in the pool. Children have a play area and landscaped gardens to run around in, and the outdoor courts fill up in the evenings. The indoor games room keeps teenagers busy when it rains.

For gatherings, there is a party area and an amphitheatre for community events. Small daily needs can be met at the retail spaces inside the gates. As the villas have been occupied since 2024, look at how the gardens and common areas are being kept. Ask what the monthly maintenance covers and who looks after the roads and drains inside the community.
