If you want a home that feels more like a house than a flat, Radiance Realty is worth a look in Bangalore. Most Radiance Realty projects here are villas, villaments and row houses, clustered in the north-east around Hennur Road and Budigere Cross. The one apartment project on our list is in Koramangala.

The company is headquartered in Chennai and also builds in Coimbatore and Madurai. In Bangalore, Radiance Blossom Villas at Budigere Cross is complete, with 4 BHK villas on 5 acres. Radiance Floresta on Hennur Road is also listed as complete. Radiance Gardenia, on 11.6 acres along the same road, is under construction with possession from December 2027. Radiance Platinum in Koramangala is marked ready to move.

Before you book, check the RERA registration for each project, and for the ongoing one, note the completion date it carries. Villaments and row houses have their own questions: ask exactly what land share and terrace or garden rights come with your unit. For a finished villa, ask for the occupancy certificate and walk the drainage and boundary walls yourself. Get the cost sheet in writing, including club, parking and maintenance charges. With the Chennai head office some distance away, ask who handles after-sales service and warranty work in Bangalore.

The price spread is narrower than for larger builders. Villas and villaments start between about Rs. 1.3 Crore and Rs. 2.33 Crore, and Platinum's 3 and 4 BHK flats in Koramangala begin at about Rs. 3.9 Crore. Gardenia is the most flexible choice, running from studios and 1 BHK units up to 4 BHK row houses. That spread suits both investors wanting a small unit and families who want room to grow.
