Radiance Eternity

Radiance Eternity is in Thoraipakkam, a Chennai locality known to most home buyers for its offices and apartment blocks along the IT corridor. Beyond the locality name, the developer has not published a street address, landmark or pincode, and no distances to offices, stations or schools. We do not quote any, and you should ask for the exact plot location before your first visit.

For many buyers here, the attraction is a short trip to work. Test that claim yourself. Drive from the site to your office at the hour you usually leave, then make the return trip in the evening rush. If your children will change schools, time the morning run as well, and note where the nearest hospital and daily market are.

Also look at how you will enter and leave the plot. With 215 homes and two basement levels of parking, the gate and the approach road will carry a lot of traffic at peak hours. Ask which road the main entrance opens onto and whether there is a second exit. Construction runs until the end of 2028, so the area around the plot will change, and a second visit closer to handover is worth making.

Radiance Eternity offers four layouts, all quoted as built-up area. The two-bedroom flat with two toilets is about 1,356 sq ft, from Rs. 1.78 Crore. Three-bedroom buyers choose between about 1,714 sq ft with two toilets, at Rs. 2.20 Crore to Rs. 2.21 Crore, and about 1,919 sq ft with three, at Rs. 2.46 Crore to Rs. 2.82 Crore. The four-bedroom flat is about 2,618 sq ft, at Rs. 3.36 Crore to Rs. 3.52 Crore.

The developer states a rate of Rs. 12,199 per sq ft for every layout. Divide the prices by the areas, though, and you get about Rs. 12,800 to Rs. 13,100 per sq ft. The gap may be parking or other charges folded into the price. Get the answer in writing, and ask for carpet areas too.

This is an under-construction purchase, so GST is payable. Stamp duty and registration apply as well. Your cost sheet should show:

• Base rate, the area it is charged on, and the total
• Floor-rise premium, especially in the 22-floor block
• Car parking and the number of bays
• Corpus fund and maintenance deposit
• GST as a separate line
• Stamp duty and registration on the full value

Radiance Eternity holds Tamil Nadu RERA registration TN/29/Building/0206/2025, dated 17 June 2025. Look it up on the TNRERA portal and check the promoter, the count of 215 flats, the block heights and the completion date of 31 December 2028. The portal also shows quarterly progress reports, which are a useful check while the blocks rise.

At booking stage, ask Radiance Realty for:

• The RERA registration certificate
• The approved building plan for your block and floor
• Title documents for the 2.21 acres and an encumbrance certificate
• A draft agreement for sale naming your flat, its carpet area and the handover date
• The payment schedule linked to construction stages
• The allotment letter for your parking bay

Read the delay clause carefully, and see what the developer owes you if the date slips. If you are taking a home loan, check which banks have approved the project. At handover, the completion certificate for your block comes first. Then register the sale deed in your name and transfer the property tax account and the electricity connection.

Radiance Eternity places two blocks on 2.21 acres: a 22-floor Block A and a 10-floor Block B, both over two basements and a stilt level. Parking goes below ground, which frees the surface for gardens and play areas. The developer has not published the open-space share, so ask for the site layout and see how the two blocks face each other. Images you are shown are renders as planned by the developer.

A morning could start on the yoga deck or in the gym, or at the outdoor gym if you prefer fresh air. If you work from home, the co-working space gives you a desk away from the family. Younger children have a play area and a sand pit, while older ones can try the rock climbing wall.

After school and work, the swimming pool and its deck are the obvious meeting point, with a separate pool for children. The AV room suits a film night, and the games area has a pool table, table tennis, carrom and chess for rainy evenings. All of this is still being built, so ask when the shared facilities will open. They often follow the last flat handover rather than the first.
